Out of all of the neighborhoods in Minneapolis Linden Hills may be one of the most popular locations. It also benefits from being the border to Lake Calhoun, Lake Harriet and Edina, Minnesota, a popular Minneapolis Suburb.

Linden Hills also operates much like a small town with local businesses and services along France Avenue and majoring shopping and Highway Access nearby. 50th and France is also a popular dinning and shopping area for Linden Hills residents.

As you can see in the chart above prices have appreciated 15% from 2002 to 2006 and 20% from 2002 to the present. The Median Sale Price in the chart above is a twelve month average.

The chart below illustrates the inventory and price trends over the last ten years.

Since the Fall of 2011 the Median Sale Price has been improving while inventory has been falling since the Fall/Winter of 2010. Linden Hills has been trending in a Balanced Market since August 2011.

New Construction Homes around the Minneapolis Lakes Area

If you happen to be driving around the Minneapolis Lakes Area keep your eyes peeled for dumpsters sitting the streets. They are a clear signal that an owner is either in the midst of a rehab on an old house or about to tear down an aged property and begin to build a Minneapolis new construction house.

There are different types of buyers coming to the market to buy this type of property.

Plenty of Minneapolis condo and loft owners are in need of larger homes as they have a bun in the oven or already have a few kids and are in need of more space for their growing Minneapolis New Construction Homefamilies. These buyers have grown accustomed to downtown urban living along with plenty of storage and good layouts. With increased expectations most of the current inventory within these areas do not nessesarily meet the needs of the buyers without major updates and/or a completely new build. These buyers want good use of space, updated fit and finishes as well as a move in ready product with little to no maitenance. As this cohort of mature urban dwellers require more space the market will continue to see the need for additional Minneapolis new construction homes and remodeled homes.

Another wave of owners is coming to the Minneapolis Lakes Area as well; relocation buyers. Traditionally this type of buyer works at one of the major Fortune 500 companies in the twin cities, is upwardly mobile and looking for a move in ready product as they don't necessarily have a lot of time to make updates and repairs. The expectations are even higher as most all of these people are now coming from high density areas of the world and will not move into anything but an urban setting.

Finally there are empty nesters coming back into the city--some of these buyers will wind up buying a Minneapolis Condo and others will make a move into a Minneapolis new construction home. The typical empty nester profile is someone who has been living in the same house for 10-20 years in the burbs and is making the decision to move back to the city. Many of these people spent some part of their earlier years in or around Minneapolis and are now free of kids so can justify making the move back. Buyers of this caliber can be looking for a range of choices which can include anywhere from a small condo to Minneapolis upper bracket homes.

Linden Hills Minneapolis- Southwest Neighborhood

The Linden Hills Minneapolis Neighborhood is located in Southwest Minneapolis and borders East Edina, Lake Calhoun, Lake Harriet and West 47th Street (Fulton Neighborhood.) Linden Hills Minneapolis, named for it's abundance of Linden Trees and hilly terrain, is like a small town in a big city. Linden Hills Minneapolis residents even claim their busiest commercial area between 44th-46th and Upton to be thier downtown. This area consists of a bakery, library, dentist office, hardware store, the popular Sebastian Joe's Ice Cream, small shops and a handfull of boutique restaurants. Other than the commercial center in Linden Hills residents enjoy Linden Hills Park, Beard's Plaisance (which overlooks Lake Harriet and is frequently used for community gatherings, graduation and birthday parties) and the shores of Lake Harriet and Lake Calhoun. One of the metro area's premier Country Club, Minikahda Club, also resides in Linden Hills. In terms of Minneapolis Real Estate the area offers some of the more expensive homes in Minneapolis. As fast as the snow melts and tulips sprout, yard signs are popping up everywhere! Apparently everyone has been planing to sell or remodel their abode without consulting me!

Seriously though, it does make me wonder how many will succeed. In remodeling I'd call "success" adding value, in real estate it's obviously to sell the home. Either way it's never easy nor guaranteed. With as many upside down equity position as there are out there today it's often a scary situation as well.
