Our office has had an average of 24 pending/closed properites on our sales board monthly since april of 2009. That is approximately 38-41% more month over month, year over year for the last three years. Since we started our New office/ having been in business with EXIT myself since 2006 and it having been in existence for two years previous to that, we have greatly increased our and EXITS exposure in the Wright county area. Monticello has been growing for a number of years. Recently many nationally known stores and restaurants have came into town. Real estate prices and demand reached high levels in 2006, but as we head into 2009 Monticello is one of the best places to find a good home at a great price.

The market has turned into a buyers market with many bank owned properties available. Because of this Monticello, MN offers a great opportunity for buyers. There is a good mix of homes available. There are nice newer town homes under $120K, there are smaller split entry homes around $150k and great move up type of homes around $225K.

Currently there are 180 active listings with 43 of those townhouses and 98 of the total are listed under $200,000. Right now there are 29 pending sales, with 6 of those being townhomes and 24 of the 29 sales pending are on homes under $200,000. The last 30 days there have been 15 closed transactions, 3 have been townhomes and 13 have been under $200,000.
