Forget about buyers and sellers markets - THIS IS AN INVESTORS MARKET!

Steve Baklaich: Real Estate Agent in Saint Cloud, MN

Seriously, now is the time to remove your emotions from the buying process and look at the investment potential, THIS IS AN INVESTORS MARKET!

Investment property ScrabbleForget about the late night infomercials, forget the news about a buyers or sellers market, forget what info your Uncle Fred gave you about waiting; now is the time to get motivated and get your real estate portfolio together, seriously do it now!

As I posted in my blog "Buy a house... Then Buy another" the market is prime for the investor buyer, and they are out buying right now. Economists like Ben Stein, Hedge Fund Managers like Paulson, NAR, the WSJ and many more are pointing out that we are seeing the best combination of factors for the investor buyer that we have seen in over 35 years, and the prices are very nice too.

Right now there are quite a few single family homes in St. Cloud priced under 100K in decent condition, and many of these homes will cash flow (quite nicely). If you have the ability to do some handy work your return on investment can be even greater (each home needs to be evaluated for its own potential ROI individually, and I can help you with that too).

With all of the homeowners who have gone into foreclosure and the current state of the building industry we have seen vacancy rates on apartments and rental houses drop down to almost zero (then take into account the rental moratorium that was in place in St Cloud too.) This is a wonderful opportunity for those who are willing to make a move towards financial stability now.

We are so proud to share with everyone that 9 central Minnesota cities/communities have been named to be given the honor of being a Yellow Ribbon community. In a ceremony at the Yellow Ribbon Summit on Sept. 22 in Farmington the cities of St.Cloud, Sauk Rapids, Waite Park, Sartell, Cold Spring, Rockville, Richmond, St. Augusta and St. Joseph will receive formal confirmation of their inclusion into this wonderful group of communities who are being recognized for their on-going efforts to support Service-members and military family members.

The press release states that nearly 30 cities will be proclaimed as "Yellow Ribbon" at the Yellow Ribbon Summit in Farmington MN on September 22, 2010.

These counties, cities and companies action plans demonstrate a commitment and understanding that they are suited to support their military families today and into the future.

The Service-members and the military family members need the support of the communities where they live and work. Communities throughout Minnesota have responded to the call to unite in their efforts to support the military by forming Yellow Ribbon Networks. The outward showing of support eases the burden of the military families, eases the transition from Warrior to Citizen, and builds a stronger and more compassionate community.

National Hockey Center at Saint Cloud State University

The National Hockey Center St. Cloud MN

St. Cloud State University HuskiesBuilt in 1989, and located right next door to Husky Stadium, the National Hockey Center is home to 2 olympic size hockey rinks. It is no surprise, as if you know Minnesota, you know how much we love our Hockey.

The National Hockey Center is an impressive 138,000 square feet in size and according to the Saint Cloud State University website each sheet of ice is 200 x 100 in size. This is home to Huskey Hockey; and Huskey Hockey is Division 1 hockey at its finest. St. Cloud State University Athletics is proud to have such well accomplished men's and women's hockey teams.

Women's St Cloud State University Hockey teamMen's St Cloud State Unoversity Hockey TeamThe students at Saint Cloud State University are notorious for their support of the teams. The "Dogg Pound", the student seating section in the stadium, has had a very positive effect on the players. Shane Connelly, from rival University of Wisconsin is credited with remarking: "They keep it going the entire game, (Friday) night I maybe found myself distracted and a little off my game, and that's what a good student section can do." The WCHA (Western Collegiate Hockey Association) teams who come to St. Cloud know that they will have to concentrate to play well here. The WCHA includes some of the best hockey programs in the world.

Beginning in 2011 the National Hockey Center will undergo a complete renovation. The proposed 30 million dollar project is currently being funded by 6.5 million from the state of Minnesota and another 23 million from private sponsors and naming rights. This renovation project will convert the National Hockey Center into a multi-purpose event center and will be able to seat 8,000 for concerts. There are plans to include 20-30 luxury suites included in the proposed renovations. Contact Sara Granheim at 320-308-2073 for more information on the NHEC project.

Go Huskies!

Division 1 Huskey Hockey at the St. Cloud State University National Hockey Center, is a wonderful reason to love living in Saint Cloud MN.

Saint Cloud State University

Steve Baklaich: Real Estate Agent in Saint Cloud, MN

Saint Cloud State University SealSaint Cloud State University offers over 200 academic programs, has a nationally recognized honors program, and is the 2nd largest University in the State of Minnesota.

St. Cloud State UniversitySt. Cloud State University started in 1869 in the Stearns House, a renovated hotel, under the name Third State Normal School. In 1921 the school changed its name to St. Cloud State Teachers College, until 1957 when the college dropped the word teachers from it's name. The college became a University in 1975 with its programs in Business, Education, Fine Arts and Humanities, Science and Engineering, Social Sciences, and the School of Graduate Studies.

Riverview Today Saint Cloud State University is the educational choice for over 17,000 students. Beginning next week the south side of St. Cloud will be full of new residents and very active as the students will be returning for the 2010-2011 school year beginning on August 23.

The Atwood CenterOn the weekend of September 24 through the 26th Saint Cloud State University will hold its Family weekend. I strongly suggest if you are planning on checking out the University that you print out a copy of the SCSU map, and if you do not have a place already lined up to park that you use the convenient 4th Avenue parking ramp.

The Atwood Memorial Center (AMC) has a full recreational center in the lower level called the Underground. The center is a very popular hang out for students complete with a bowling alley, billiards area, a full food court ( Burger King, Pizza Hut, Subway,) plus a Caribou Coffee, Bagel Shop, and Convenience Store and plenty of lounge and study area.

Saint Cloud State University When I attended my favorite part of the University was the Aero Club. SCSU offers a 4 year degree in Aviation Tech and The Aero Club has its own fleet of small planes at the St. Cloud Regional Airport, and this is where I spent my free time as a student. Well, not quite free!

More of the campus at SCSUAside being a good school, Saint Cloud State University has many other benefits to the St. Cloud community. All of the students who come here each year eager to learn also contribute to the overall financial health of the area. They go out to eat, to the movies, and they rent homes during their stay. We have quite a large number of rental properties that have good solid rental histories on the south side of town. This also has a positive effect on the rentals in other areas of town as well, as they are, generally speaking filled with non-student renters. We gladly welcome the students at SCSU each year, knowing that for the first week traffic will be a little slower along the bridge at University Drive and that there might be a few confused u-turns made as they learn their way around. We are happy to have such a highly accredited University in our midst and appreciate its contributions to our way of life here in St. Cloud MN.
