Would you want to learn something about how you go about buying a home in Shoreview? Learning how to buy a home can be confusing for many buyers, especially MN first time home buyers. Since the process can be a bit complicated I would like to share with you some tips of how to accomplish your goal.
Most Minnesota home buyers start their search on the internet, of course. There are many places to do this but a good place to start is to use the search engine on my website. There are tens of thousands of Minnesota real estate websites out there but you will soon find that many lack all of the important details when searching for a home. The large national websites, for example, do not show the county property taxes for each home which is a crucial factor when determining what your monthly payments will be.
When you start for your search for homes in Shoreview on my website you will find all of the property listings from all of the real estate companies. Through the use of the Multiple Listing Service (MLS), my property website will offer you complete details from every company. One of the other things I can do is to set up an advanced search for you so that I can email you when properties in your price range come available.
How will you know what kind of price range you should be searching for? In order for you to know the amount of monthly payments you will have for a home in Shoreview you will want to get a preapproval letter for a mortgage loan. This is the important first step in the process for how to purchase a home in Shoreview Since there is no cost or obligation when you get prequalified by one of our local MN mortgage lenders, you should do this right away so that you can clear any roadblocks there might be in the process of getting a home loan.
After you have been preapproved by one of our trusted local mortgage lenders I will take you out for showings on homes in your price range. I generally recommend that we look through at least fifteen or more before you make your offer to purchase one. By searching extensively you will get educated on homes that are a good value to buy. When a home comes available meeting your needs you should be ready to make your offer since properties now sell fast.
Once you have decided to make your offer it normally takes about 30 to 45 days before closing. During this time your mortgage lender will collect all of the documentation they need from you to complete your loan approval. They will almost always order an appraisal on the home you are buying to make sure the price of the home you are buying is in line. They will also order a title policy to make sure you will get clean title to the home upon purchase.
After your home loan has been completely approved you will be ready to close on the purchase of your new home. At this point all the parties involved get together at a title company to sign closing documentation as well as to exchange house keys, etc. Now that you have closed on your home you are now ready and able to move in!

Shoreview, Minnesota attracts attention for many other reasons besides the twin, skyscraping, radio transmission towers reaching high 1400+ miles into the air. Though not officially incorporated until 1957, Shoreview has a rich history. A good portion of what is now known as Shoreview was once inhabited by Dakota and Ojibwe Native America tribes. It was ceded to the US Government from the Ojibwe in 1837 and soon became known as a farming community. The Soo line of the railroad expanded into Shoreview in the late 1800’s and soon New Englanders and other European settlers came to farm the land. The iconic radio towers weren’t built until much later in 1963 but those three towers on 694 are still the tallest structures in the state of Minnesota. According to the 2000 census, nearly 26,000 people called Shoreview home. No doubt this decade’s survey will only add to the number of residents in this vibrant community.
But what is happening in the Shoreview real estate market during the first half of 2011? Let’s take a look:
The Shoreview market appears strong for both single family andtownhomes/condos in all price points under $500,000. Over half a million, with only four sales, it appears to be several years’ worth of inventory on the market. This is a similar situation to homes across the Twin Cities however in many other communities in the north metro, the price cut off is much lower. Sales slow and inventory starts building at the $300,000 price point and above in many neighboring communities like Blaine and Lino Lakes. While homes have started to sell and inventory levels are much more manageable in lower price point categories, executive, lakeshore and other high valued homes have lots of competition.
Overall Shoreview’s real estate market is solid with homes are taking about 5 months to sell on average during the first 6 months of 2011. Single family homes are selling about 30 days faster than area townhomes/condos on average. Hopefully this continued momentum will continue through the rest of 2011.
