White Bear Lake saw a huge drop in the amount of new homes listed on the market in 2011 compared to 2010 and closed sales shot up by over 22%. In this northern Ramsey County city, inventory is down. Prices didn’t rise though due to the lack of inventory, as the average price of a home sold in the city of White Bear Lake was home sales dropped by 16%. The price per square foot also dropped this past year from $110/sq ft to $98/sq ft. This is still higher than in other parts of the north and east metro area which is good. Most likely the cause of the drop in average sales price is the lack of high end buyers and abundance of short sales/foreclosures. The average days-on-the-market statistic is up substantially in 2011 from 132 days on the market to 173 days to sell on average. Sellers are negotiating a bit more as the percent to original price ratio did decrease by over 2% in 2011. Like last year any homeowner considering a move up in the White Bear area will continue to see opportunities as there is a demand for good starter homes listing and an abundance of higher valued homes to select from.

A look at today’s temperatures and you would wonder if it was a Minnesota winter after all. We should be knee deep in snow and wrapped head to toe in wool scarves and Snuggies! But today was a sunny 45 degrees in the Twin Cities north and east metro! It was a snowless winter day in Minnesota that had people are heading for the golf course and dreaming of being out on the lakes! In a normal January, any plan to visit a lake would include boots and/or a snowmobile to get to that ice house to fish. But this winter season has been full of surprises which could be a huge benefit to the astute Minnesota lake home buyer.

Are you wondering about how to buy a townhome in White Bear Lake? The answers to how to buy a townhome can be confusing for many home buyers, especially for the MN first time home buyer. Since the process can be a bit complicated I would like to share with you some tips of how to accomplish your goal.
Most Minnesota home buyers start their search for the perfect home on the internet. There are many places to do this but a good location for you to start is to use the MLS search engine on my website. There are thousands of real estate sites out there but you will soon find that many of the sites lack important details you will need when finding and pricing a home. For example, the large national websites do not show the property taxes for each Minnesota real estate listing which is a crucial factor when determining what your monthly payments will be.
When you start for your search for townhomes in White Bear Lake on my website you will find all of the available listings from all of the real estate companies in the area. Because I am a member of the Multiple Listing Service (MLS), my property website will offer you complete details from every company. One of the other things I can do is to set up an advanced search for you so that I can email listings in your price range as they come available.
How will you know what kind of price range you should be looking for? In order to know what kind of monthly payments you will get for a townhome in White Bear Lake you will have to get prequalified for a home loan. Getting through the preapproval process is the critical first step for how to purchase a townhome in White Bear Lake Since there is no cost or obligation when you get prequalified by one of our local MN mortgage lenders, you should do this right away so that you can clear any roadblocks there might be in the process of getting a home loan.
After you have been preapproved I will take you out to look for townhomes in your price range. I recommend that we look through at least 10 or 15 of these before you buy one. By doing a thorough search you will know homes that are a excellent value for you to buy. When a townhomes comes available meeting your needs you will want to be ready to make your offer since properties at a good value sell fast.
Once you have made your offer it usually takes about 30 or longer before you go to your loan closing to finalize the purchase of your home. During this time your lender will collect all of the necessary documentation they require from you to complete your loan commitment. They will also order an appraisal on your home to make sure the price of the home you are buying is in line. They will also order a title policy to make sure you will get clean title to the home upon purchase.
After you receive your complete loan approval from your lender you will ready for closing. At the loan closing everyone gets together to sign documentation, exchange funds, and to exchange keys, garage door openers, etc. After you have gone through closing on your home you are ready to move in!
