The above photo is of Newland Commuities original Stonemill Farms Information Center. This property was used as the Stonemill Farms Information Center for a number of years during the early phases of Stonemill Farms development until the Durham Executive Group sold it as a single family home for them. This property was the only single family home Newland Communities built and owned in the development. Newland Communities has submitted an application for a Conditional Use Permit and Final Site and Building Plan approval for a project called Stonemill Farms 14th Addition. The applicant is requesting to construct 46 twinhome units on 14.45 acres. The property is generally located to the south of Harness Road and east of Settlers Ridge Parkway. The property is zoned R-4 Urban Residential and is guided as Low Density Residential on the Land Use Plan.

2011 Stonemill Farm's Housing Market – Woodbury MN

For all of Stonemill Farm’s single family homes 2011 year ending (Jan. thru Dec):

-28 homes were still showing as Active at end of 2011.

-Of the 28 Active homes only 9 homes are existing previously owned single family homes that were homesteaded.

- 3 of the 9 previously owned homes that are Active on the market two were a short sale with one of them Sold pending 3^rd Party Approval, and one is a lender owned home.

- The 9 previously owned homes Active on the market had a cumulative days on market averaging 138.

- The average list price for the 9 Active homes for sale was $447,611, which was greatly influenced by one home for sale at $929,900.

- 19 of the Active homes for sale were either model homes, to be built homes, or completed new construction homes.

-28 homes listing contracts expired.

-20 homes that were on the market had their listing contract cancelled.

- Of the 65 homes that Sold 30 of them were model homes, or completed new construction homes. The remaining 35 homes that Sold were previously owned and homesteaded homes.

- Of the 35 previously owned homes that Sold 4 of them were Lender Owned, and 7 were Short Sales leaving 24 previously owned homes as traditional sales.

- Of the 35 previously owned homes that Sold the cumulative days on market for each home averaged 181.

- The average sale price for the 35 previously owned homes that Sold was $$418,866. (This was the average after factoring out the seller paid closing costs).

Yesterday's closing on 11089 Stonemill Farms Curve was a very satisfying moment for Becky and me as the real estate agent. This was an absolutely beautiful one-story walk-out rambler that backed up to a large pond with perfect landscaping both in the yard, as well as landscaping maintained by the Association around the pond with large fountains. The buyer's were relocated to Woodbury MN from Texas and I don't know if Becky and I have ever sold a home that seemed to meet our buyer's needs better than this highly maintained home.

The closing was extremely satisfying as I have never been part of a closing where both agents along with seller's and buyer's got along so well making the transaction seamless. I have no doubt the buyer's will create many memorable family moments in this home.
