When considering you search for a property manager for your home or condo in Branson Missouri, there are some questions you should be asking when doing your research. You would be surprised at some of the things that I have heard from clients moving to Investment Brokers Realty from other firms.

The very first on your list should be what is your cancellation policy?

I have heard people telling me that they have been told the only way they were able to cancel was by giving 90 days written notice after their property had been vacant for 3 months, or pay 6 months worth of management fees as a cancellation fee. Can you believe THAT?! That is sounds absurd to me. I understand a company wanting a certain amount of time to get a new property leased if they are putting money into advertising and promoting the property. Can you imagine having you home sit vacant for 6 total months before being allowed out of your contract, or getting 2 months in after putting in your 90 days notice only to the company finally find a renter. Then you are stuck in with the company you are already not getting along with, because they won't let you cancel while they have it rented.

Secondly, what kind of charges are there if something needs repaired?

It seem simple enough to me that you would pay the bill for the vendor that did the repair work, and there your management company would try to get you the best possible deal. Here again it doesn't make sense to me but I'm hearing that companies are charging a percentage of the repair costs as a fee for having to take the time to send someone out?!!

Next, do you have to pay a lease resigning fee if someone decides they want to stay longer than the one year they had on their lease?

What!!!! Are you kidding me? you are already paying your property manager monthly. Why should you get charged $200 to half a months rent for the hour or so it takes to type a new lease and have the resident come in to sign it?? Unbelievable!

According to our local statistics, Branson single family homes sales last month total was again only 19 single family, built-on-site homes with the highest priced one selling for $650,000 and the lowest priced one selling for $60,000. The medium price is down to $140,000. Not good news for Branson home owners or sellers. 10 homes were short-sale and foreclosure sales and that is more news we really did not need. That is an increasing influence by the distress sales market in our Branson Market and not the good sign we have been looking for!

There were 9 condos reported to have closed escrow last month, which is 1 more than the previous month. The sales prices ranged from $198,000 to $28,700 with the median price of $65,000, which is unchanged but 5 were REO/Short sales. This is a short-sale and foreclosure influence in the Branson Condo Market over 50% which is not the good news I wanted to report. As you can see on the graph below, we are downward trending.

It started as a drizzle...NOW I hope it RAINS!!!! I'm an ActiveRain Newbie!

Well, here I go! I'm writing my FIRST blog as a member of ActiveRain!

I was introduced to ActiveRain by my friend, Cheryl Dickson; she's a newbie on ActiveRain too! In just a short time, I realized what an important service you receive by being a member of AR. Reading posts, interacting, and sharing information really is a great way to promote my business as a home inspector in Taney County, Missouri.

I have been a home inspector for over 10 years. It is refreshing to see how real estate professionals all over the United States are different and yet the same. I particularly enjoy seeing how people adapt their homes and change their living conditions and needs, based on the different climates and altitudes. I am looking forward to working with many of the Realtors in the Taney County area as well as the home owners, buyers and sellers that are looking for an Affordable Home Inspection, ASAP!

As things are gearing up for the holidays, I am finaly finding the time to share some of the beautiful pictures I was able to capture this fall. While I can't share my whole photo album I will try to give you some of the best from around Branson MO. This may have been one of the prettiest Falls we have had in a while.

This was taken just off Sycamore Church Rd. on the way to list a beautiful home in Horizon Hills for sale.

These two were take at College of the Ozarks of some pepper plants the students grew in one of their many beautiful flowerbeds. I really liked these and plan on incorporating them into our properties next year.
