Recently, a Zillow user in the Raymore MO area asked what steps are needed to get a home ready to sell.
Question:
I need advice from a seller agent about getting my house ready to sell.
Team Gipple Response:
In today's real estate market we have two choices- appeal to buyers who are out for a "deal" (competing with distressed sales, such as short sales and foreclosures) or appeal to buyers who want a reasonably priced move-in ready home that has been well maintained. Buyers looking for a deal will be motivated by nothing other than the price of the house. Buyers that are in the market for a move-in ready home have very high expectations and usually several homes to choose from, so it's critical you partner with your agent to get the home in top condition and focus your marketing efforts on establishing value and demonstrating that you took a great pride of ownership in the home.
Assuming your home will not be a distressed sale, some of items you can focus on that will get the biggest "bang for your buck" will be to:
* Make sure the home is free of wall-paper or taste specific paint colors- neutral is always best.
* Declutter and depersonalize- make sure there aren't family pictures everywhere which makes a buyer feel like they are a guest in your home instead of picturing their own family living there.
* Have your carpets professionally cleaned, and stretched if needed.
* Focus on your "curb appeal"- weeding flower beds, spreading fresh mulch, and setting out some brightly colored flowers in a pot on the porch will not only increase the perceived value of a home but will likely result in more showings.
You don't have to figure it out on your own. There is no cost or obligation to have a Realtor come out to the home to give you an honest evaluation, our real estate team visits several homes per week and provides this service.

A Zillow user, preparing to sell her home, recently inquired about finding the value of their real estate in the Harrisonville, MO area.
Question:
We would like to know what our house is worth in this present market. I'd like to get that online if possible. Please advise.
Team Gipple Response:
You have several options: There are many online real estate sites that can give you an estimate of value. I've found these sites, much like tax assessments, are based on a few data points such as sq footage, number of bedrooms, neighborhood sales data. In the matter of my own home, I found the estimates to be extremely low.
You could hire a local real estate appraiser. They will establish market value of your home based on a very complete comparison of your home vs. similar homes that have sold in the area. This will be an expense of around $400-$500.
Another option would be to have a local Realtor visit your home and give you an estimate. Like an appraiser, they will evaluate sales data from similar homes in the area that have recently sold. A Realtor can not only give you an idea of the market value, but also what you could, in their professional opinion, likely get if you were to sell. This is not always the same number as the market value- as the potential sales price would also factor in how many other homes are for sale in the area, how does your home's features and condition compare to competing homes for sale, what price points has the market not shown to bare (expired listings), etc. This is free and there is no obligation to use the Realtor's services. An evaluation can be done over the phone, but will not be as accurate as an in-home visit.

Selling a Home in Raymore, MO: Successfully Marketing Your Home Online
Selling a home in Raymore, MO is always an important task that has a lot of risks and rewards involved with it.
With more than 89% of home buyers using the internet to do research and look at homes, the online marketing of homes for sale in Raymore, MO is critical.
In this article we will look at the 3 most important factors in online marketing of real estate and how they can be used to better market your property and get more people to contact your agent and then physically see your home.
According to the National Association of Realtors 2010 Profile of Home Buyers and Sellers, the 3 most important features of a real estate website for buyers are:
Photos of your home
Detailed information of your home
A Virtual Tour of your home
The key to successfully marketing your home online is to get potential buyers off the computer and into your home is using proven strategies of online marketing that are so often missing in real estate!
The first goal is to get buyers to contact your agent about your home; the second goal is to get buyers to contact your agent period so that the agent can schedule a showing of your home with the buyer.
Marketing Your Home to attract buyers
Make sure that good pictures of your home are taken so that when buyers see your home online, that the pictures show your home to its’ fullest potential. Tips for this include to make sure that there is good outside lighting and that interior lights are turned on, that everything is picked up so that there is no clutter in the kitchen, bathrooms, living room, etc. and that multiple pictures are taken of every room so that the best of each can be selected for the marketing of your home.
Be sure that all the details of your home are given to your Realtor and that they use this in their marketing. More and more, buyers want information and data, and making sure your Realtor and buyers have all the information and data for your home is critical.
Bring both the great photos and information about your home alive by having a virtual tour created that lets buyers get a sense of your home in a way that is impossible except to actually be there themselves.
Get on the Buyers Short List….or at least get them to contact your agent!
Buyers will look at hundreds of homes online and it is impossible for them to see every one of them, even ones that might be exactly what they are looking for. By the time even a short number of homes have been viewed, it is easy for buyers to miss the fact that your home is one they should schedule a viewing with to see!
This is where using the principals of online marketing can help sell your home.
By offering buyers more information they likely want, your agent can get buyers to contact them and then schedule a showing with the buyer for your home. If the buyer never contacts your agent in the first place, then it is impossible for your agent to even attempt to schedule a showing of your property with potentially the perfect buyers!
This is why offers of other important information should always be made in the Virtual Tour and the other online marketing tools your Realtor uses.
Imagine a typical case of buyers looking at homes online in Raymore, MO.
Having looked at 25 other homes for sale in Raymore, MO, a buyer sees your home online, but is tired from seeing so many homes and quickly glances at a few pictures and almost instinctively clicks the ‘next’ button. Does this sound familiar?!
A way to get the buyer to stop and make contact with your agent is to make a number of offers for other information that will then allow your agent to schedule a showing of your property with the buyer.
Offers such as a list of homes for sale that meet their profile in Raymore, MO, a free list of foreclosed homes for sale (buyers in all price points love deals and do not realize the issues with buying foreclosures and most quickly give up the notion and buy listed homes for resale), a home market analysis (most people selling are doing so to buy another!) and so on.
By combining good photos of your home with all the information about it and creating a virtual tour and then putting that virtual tour all over the internet via the MLS and other online marketing channels available to Realtors combined with additional offers prompting buyers to contact your agent, the process of selling your home can be made easier and faster than otherwise possible.
And since so few real estate professionals market homes this way, you will be at an advantage over all the other sellers currently in the market trying to sell their homes!
