Stone County Missouri Real Estate Market Report for October 2009

According to the local MLS statistics, single family homes sales in Stone, County last month total was 38 single family homes. The highest priced one sold for $560,000 and the lowest priced one sold for $35,000. That was only four less than the previous month's sales of non-manufactured built on the site, detached homes. The median price of homes sold was approximately $165,000 which is a little higher than last month which is a good sign as well.

Condos were almost unchanged with one more selling in the past month than the month before. However, the prices were greatly increased with the top selling price of $182,400 and the lowest one sold for $92,500. The medium price increased about $20,000 to $145,000 and that is a really good sign that things are looking up in condo sales too

The big picture shows a more normal market starting to return to this area. Real Estate Market information is local and we have financing available at great rates for buyers with decent credit. Sometimes I take so many pictures I forget what I've taken. We were on our way to check out a For Slale By Owner Lake home on Indian Point just down the road from Silver Dollar City. It was such a great evening, this picture makes me think of all the people out there having fun on the water. Can see the Show Boat Branson Belle to the left? We had met some friends at this little German Resturant called the Altenholf Inn, which is this little house on the Lake, this picture was taken from their deck, so you get to lay back have some German Beer and Pizza and take in the view. Can't believe all the leaves have turned and blown away, but we are finally having some clear weather, time to update my fall pictures!

According to the local MLS statistics, single family homes sales in Stone, County last month total was 42 single family homes. The highest priced one sold for $405,000 and the lowest priced one sold for $10,500. That was two more than double the previous month's sales of non-manufactured built on the site, single family homes. The median price of homes sold was approximately $160,000 but one home sold in the $800,000 price range with an un-disclosed sales price which may have increased the median quite a bit.

These figures show there were less short-sales and foreclosure home sales and more owner-occupied single family home re-sales. Good news indeed for the Stone County and Table Rock Lake area Real Estate Market. Condo sales were down a little with 6 condos sold last month, the highest price was $153,333 and the lowest was $75,000. The big picture shows a more normal market starting to return to this area.

Stone County Confusion on Septic Certificates

TO BE OR NOT TO BE.... THAT IS THE QUESTION

In July, a notice came from the Stone County Health Department that effective August 1st, a certificate would be required that the septic system of any property sold was in good working order.

As a REALTOR selling alot of Stone County and Shell Knob homes and land, it seemed like one more hoop to jump thru, and expense for the seller. Only $25.00 for a clean bill of health, but much bigger dollars to dig up and possibly replace a septic or laterals.

Living on Table Rock Lake, I want to retain the clean water we have, and I understand that there are still some of the 'old' septic systems out there which consisted of an old drum barrel with some holes punched in it for drainage. It was buried at the end of the drain running out from the house. This served the early vacationers and lake cottages, who only used the facilities occasionally. These have to be found and replaced.

Preparing for a mid-August closing of a 2 year old, but still new spec house in Shell Knob, I contacted the person in charge of this new program. Should have known this was not a well thought out program, when 3 phone calls did not establish the location of the home I sold, or the well and septic permit paid for by the builder.

Guess I wasn't the only one who ran into problems trying to follow the new rules. Just received the following email:

The Stone County Health Department Administrator, Angela Ford and Stone County Health Department Environmental Section Manager, Todd Fickbohm, met with the Stone County Commissioners today. Discussion was held and the following was done:

The Stone County Commissioner voted today to indefinitely suspend Section 5.11, Property Transfer Certificates of the Onsite Wastewater Treatment System Ordinance as of this date. This Section has been removed to be reviewed by REALTORS, Lending Institutions, Appraisal Companies, Title Companies, Wastewater Inspectors and others to be re-instated in the near future.
