Is It Required To Have A Septic Tank Inspected To Sell A Home In Stone County MO?
We've had a few questions about this lately. Starting in 2011 homes with septic systems at least 10 years old will require an inspection by the Stone
County Health Department. All homes with septic tanks will have to go to the health department to get a certificate prior to selling their home regardless of their age. Only the ones 10 years and older need the inspection. This will be required by closing.

According to the latest statistics, Stone County MO single family (built on site) homes sales last month total was 24 homes with the highest priced one selling for $850,000 and the lowest priced one selling for $38,000. That is 2 less than last month with a medium price of about $140,000 which shows little change worth noting. Not much positive to report for the Stone County & Table Rock Lake Area Single Family "built on site homes" Real Estate Market.
There were 3 condos that closed escrow last month and two did not report their sales price. These sales were 3 less units sold than last month with no medium price, not good news for the Table Rock Lake Condo sales in Stone County, Missouri.

According to the latest statistics, Stone County MO single family homes sales last month total was down with only 26 homes sold. That is a decrease of 15 homes over the previous month. The highest priced one sold for $335,000 and the lowest priced one sold for only $23,000. The medium price averaged about $135,000 which is down about $70,000. There just wasn't much good news to report for the Stone County & Table Rock Lake Area Single Family "built on site homes" local Real Estate Market.
There were only 2 condos that closed escrow again last month and they sold for $138,500 & $115,000. This really is not good news for the Stone County and Table Rock Lake Condo Real Estate Market except that they are a little higher priced than the previous month.

The highest priced one sold for $480,000 and the lowest priced one sold for $34,000. There were only 7 foreclosed homes included in that total too. There was a higher medium price than last month at approximately $210,000 which is also good news. Some positive market news to report for the Stone County & Table Rock Lake Area Single Family "built on site homes" local Real Estate Market.
Only 2 condos reported to have closed escrow last month and they sold for $115,500 & $42,000. This really is not good news for the Stone County and Table Rock Lake condo market unless it is a sign it has hit bottom like the single family homes did last month and is going to improve.

According to the latest statistics, Stone County MO single family homes sales last month total was up one sale with 25 homes sold. That is about as stable a market bottom as one could expect. The highest priced one sold for $625,000 and the lowest priced one sold for $50,000. That is a much higher medium price than last month of approximately $200,000 which is also good news. Some positive market news is refreshing to report for the Stone County & Table Rock Lake Area Single Family "built on site homes" Real Estate Market.
There were only 5 condos that closed escrow last month and they ranged from $175,000 to $71,000 in price. These sales were half of the number sold last month with a lower median price of about $97,000 which is really not good news for the Stone County and Table Rock Lake condo market.

Commercial real estate and vacant land sales are almost non-existent but there is some info if you are interested.
