This is my final report of 2011 for The Ward Park subdivision in Kansas City. Luckily, it offers good news! This subdivision offers a location that is close to 2 busy activity hubs in the city. Located in South Kansas City, the area is within blocks of Waldo & Brookside.
Ward Park currently has 16 homes on the market with 12 Active and for Sale, and 4 sales Pending waiting to close.
Ward Park is a well maintained subdivision with a current average list price of $224,141, down from 236,784 in my October Report. Over the last 30 days 2 homes have (sold and) closed at an average price of $235,975. They were both 4 Bedroom 2 story homes that stayed on the market an average of 116 days. Most of the current listings are 3 Bedrooms which helps to explain the lower average list price.

Potential homebuyers searching in Ward Park, should know that there several 3 Bedroom homes for sale (with a couple of 4 Bedrooms currently listed). The Ward Park subdivision is in the perfect central location. West of Waldo in South Kansas City, Ward Park currently has 18 homes on the market with 16 Active and for Sale and 2 Pending waiting to close.
Ward Park is a well located subdivision with a current average list price showing an increase over the last 90 Day Report at $236,784 (vs. $221,583). The one sale Pending at $284,000 was only on the market for 2 days before going under contract. - along with the listing that was priced at $225,000 sold after only 25 days.
For a buyer looking to buy in Ward Park, there is a pretty large inventory of 3 and 4 Bedroom homes. As a homeowner considering selling in this market, you could find comfort in the fact that 2 homes selling fairly quickly reflect that well priced homes will sell. Just minutes south of the Plaza and along 4 major streets (Gregory, 75th St., Ward Parkway & Wornall Rd.), the Ward Park subdivision is ideally located. West of Waldo in South Kansas City, the beautiful, architecturally interesting - and mostly 2 story houses share the tree lined streets.
In Kansas City, Ward Park is one of the neighborhoods that has held on to the property values with houses in a solid range from $200-300,000 with only 1 distressed lower priced home in the last 90 days.
As a rule, the houses in Ward Park are well maintained and many are colorfully decorated Tudors with 14 ACTIVE listings at an average price of $246,046. 
The 3 SOLD listings had an average list price of $221,583 and average sales price of $209,500.
