Real Estate Trends in Maplewood MO January through September 2011

Reports presented are based on data supplied by the Greater St Louis MLS based on data available at the end of September 2011
Number of homes sold in Maplewood MO has been relatively stable in 2011. The number of days on the market for the last 2 months dropped down to 59 in August and September from a discouraging 121 in July. The average price per square foot was up in September to 117.9 from 85.5 in August. The absorption rate based on solds was down to 9 and based on pendings was down to 16. Maplewood, Missouri - Get your Kicks on Route 66
My fondness for Maplewood, MO started at an early age. My mom would tell us stories about her years as a young woman. She and her friend Helen were quite "hot" (I'll try to find some pictures) and also spunky. They would take the bus from our rural community of Washington, MO and go on shopping trips to the Maplewood Loop and occasionally trips to see the St. Louis Cardinals. Yes, they took the bus along Route 66. It sounded so adventurous and "cool" to an 8 year old.
To add to my fond memories, the first apartment that my husband and I had was the upstairs of one of the wonderful Victorian homes on Flora Avenue in Maplewood.
So now the Maplewood Loop is back up and running and drawing young and old alike. The merchants are unique and they are a close knit community of small business owners who work together to promote their town. I've started a slideshow showing just some of the places to go and will be adding to these pictures on a regular basis.

Get Your Kicks on Route 66
In addition to the Loop, Maplewood has very affordable and unique housing. The housing stock includes brick and frame bungalows, frame and brick Victorians, and mid century ranches. Many of the homes were built during the time of the 1904 World's Fair. (As a matter of fact, in the neighboring community of Richmond Heights, MO there are 40 homes which are called the Forty Thieves Homes (down to 38) because they were built with material from the World's Fair.)

Maplewood, Missouri - How I Love Thee
Once a sleepy bedroom community, Maplewood has recently exploded due to an influx of hip restaurants, specialty boutiques retailers and other developments along the nexus at Manchester and Sutton Avenues. Establishedin 1908, the small inner-ring suburb was the end of the St. Louis streetcar line. Because it hugs the city liits, today Maplewood draws a steady stream of residents eager to take advantage of a city lifestyle in an affordable, county location - indeed, the cost of living index in Maplewood is decidedly below the national average. One of Maplewood's most telling mottos is that the city is: "Easy to Get to...Difficult to Leave."
The word is definitely starting to spread. Maplewood population has enjoyed a healthy increase over the past decade. Maplewood population figures estimate nearly 8000 people call the city home - the majority being professionals in their 30s and 40s. Because of it's ideal location, Maplewood's shopping, dining, and entertainment venues are a welcom distraction to residents and visitors who've come to discover a pedestrian friendly city and an exciting new night life district - Maplewood is home to such as the Schlafly Bottleworks, Black Cat Theatre, and Saratoga Lanes. And foodies are espeially excited. Maplewood plays host to a number of award winning restaurants and bistros.
All the bells and whistles aside, Maplewood retains a sense of livability and genuineness that is hard to find, especially today. Advertisers once boasted that Maplewood was the place to get away from the city and enjoy a breathof fresh air. This still holds true today. The historic residential areas in Maplewood are still ined with gorgeous turn of the century homes passed down from one generation to the next, helping add to the city's distinct style.
Stepping off of main street, Maplewood visitors find a city with a strong neighborhood feel. Not just a collection of renters or loft dwellers who occasionally nod to each other on the way to and from work. Maplewood residents are proud and active players of a community that boasts top-notch libraries, bookstores, several parks and excellent schools.
This home in Maplewood is coming on the market at the middle of next week. It was built in 1958 by a chiropractor who worked out of the home. He put his doctor office in the basement. This will be a fun and semi-interactive performance and seminar on various modern Cuban rhythmic styles. Promises to be very informative and entertaining.
About Thor Anderson:
Thor Anderson has been a student of Afro Cuban percussion for over ten years. He has traveled to Cuba 15 times for workshops and private instruction on congas. He has an extensive repertoire in the folkloric and popular styles of Cuban percussion.
He has studied with Cuban masters including Jose Luis "Changuito" Quintana, Roberto Vizcaino, Jose Eladio Amat, and Emilio Vega. He has performed in workshop ensembles in Cuba under the direction of Cesar "Pupy" Pedroso, Enrique Alvarez, and Joaquin Betancourt.
Thor has been a member of the St. Louis based salsa band El Caribe Tropical since 1996. Prior to that, he was a member of the percussion group The Sambistas and has performed with other St. Louis groups including Clave Sol, Latin Touch and Los Gatos de la Salsa.
About the Folk School:
The mission of the Folk School of St. Louis is to build community by providing educational programs that promote the learning, teaching, renewal, and perpetuation of traditional music and folk arts.
Regular weekly classes taught by some of the region's most respected traditional folk musicians, jam sessions, and master workshops allow students to interact with and learn from established musicians from both the St. Louis area and the rest of the country. The group-oriented programs also allow students to interact with each other, building a community of musicians of all ages, backgrounds, and skill levels that can ‘speak' the same musical language and gather informally and formally to make music. These interactions strengthen and preserve the music while it grows and unifies the local traditional music and arts community.
