Family Share Day in Phillipsburg MO - Saturday September 18th

The Empowering Women Mission Project will have their next Family Share Day on Saturday September 18th, 2010. Doors open at 8:30 am. This event will be held in the fellowship hall of the Phillipsburg United Methodist Church in Phillipsburg MO.

Family Share Day is similar to a very large garage sale - except - all items are FREE. Clothing, household items, toys, books, etc will be available to the community. Everyone is invited to come and "shop" for their family. Membership in the Phillipsbug United Methodist Church is NOT required; no proof of need required.

Sandy Sipes is the coordinator of the Empowering Women Project in central Missouri. In addition to the Family Share Day, Sandy meets weekly with other women dedicated to assisting their communities. They assist women and connect women with resources in the community, such as The Cope House, the Free Store, the Phillipsburg Food Pantry and the Conway Food Pantry.

Any items used in a household setting, especially kitchen utensils, sheets/blankets, clothing and baby items are greatly appreciated. In years past, the Family Share Day has provided shoes, coats, bedding, books, TV's, radios, towels, book bags and so much more! Please bring items that are clean and that you would take home if needed - there is no way to dispose of broken items at the church.

Donations of items may be brought to the church from 4 pm until 5:30 pm on Tuesday September 14th. You may call Sandy to arrange a different drop off time if September 14th does not work for you. Or if you are in Lebanon and Laclede County; Marshfield and Webster County; or Buffalo and Dallas County, call Sandy at 417-589-3113 begin_of_the_skype_highlighting 417-589-3113 end_of_the_skype_highlighting to arrange a time for someone to pick up your items.

We've had an uncharacteristically dry summer in South Central Missouri. Rain has been scarce - and it seems like we've had a circle drawn around our property. Neighbors just down the street have had big, fluffy rain clouds while I'm in my drive way with the sun glasses on! Some where along the line, we made the rain gods mad.

But the last two days, we've had some relief. Glorious rain!

As an added bonus, a double rainbow!

The hubby grabbed the cell phone, as I had both cameras with me! (Sorry Honey!)

Enjoy - we sure did!

After our 3rd Annual Pig Roast in 2009, the Phillipsburg Community Development Council decided to try something different. So, for 2010 we are hosting our 1st Annual Fish Fry.

Is it okay to call it the "1st Annual" - how do we know it will be annual? We don't! Maybe we should just call it "THE Fish Fry." Or, drop the "the." Oh, the pressure...

Lebanon MO area real estate moving again... my buyers found out the hard way!

What an incredible day!

I am working with a wonderful couple that have three daughters. They transferred to the Lebanon Missouri area a few years ago and have been renting since then. Feeling they will stay here, without another transfer in the near future, they decided to buy. They have been to the bank, they have been pre-approved and have money in the bank for a down payment. All the pieces are in place to make an offer on a home.

Earlier this week, we looked at a foreclosure in Phillipsburg Missouri. Our choices have been some what limited as they want to stay in the Laclede County R-1 school district. There isn't a whole lot for sale in this school district, as it ranks well in the State and has a very strong reputation in the area. There is limited turn over within the boundaries of the district.

So... back to my story. We look at the home. A few family Phillipsburg MO homes members look over the home. The buyers made a list of potential repairs and went home to talk about an offer. They later called to say they would be in Friday morning, their day off, to write an offer.

This morning, we meet at the Lebanon MO office and I pull up the data sheet. I go on to pull up our state forms software, flipping back to the MLS data sheet. Upon doing so, the page refreshes...what do I see? The home is now under contract? What? Five minutes ago it still showed as "active."

Placing a call to the listing agent, I find out that the REO company did indeed accept an offer this morning from another local buyer.

My buyers lost a home that had everything they were looking for - the right school district, a little bit of land, no major repairs, a storm shelter or safe room and at least two full baths.

As of today, the home had been on the market 169 days. They thought they had plenty of time. They thought it wasn't going any where any time soon. They thought homes weren't moving - that is what the media told them.

The morning was an emotional roller coaster.

Our market has seen an increase in Internet traffic and an increase in telephone calls. It looks like we'll also see an increase in pendings and solds in the near future.

It's the little things in Life: I've finally seen a LIVE armadillo in Missouri!

My kids think I have totally lost my mind - but I am very excited: Driving home, I finally saw a LIVE armadillo crossing the street! (Hwy A in Phillipburg MO)

It was almost dark and I didn't realize how quickly an armadillo can move, so I wasn't able to grab the camera. I would have loved to preserve this "Missouri First."

Armadillos are relatively new to Missouri. making their way up to Missouri from Texas in the mid 1970's. I've lived here since January 2000 and until now, had only seen DEAD armadillos. The locals refer to to them as "Southern Speed Bumps."

They say armadillos can tear up a yard and do great damage. Just in case you can't run your problem armadillo over with your car, if you trap or shoot an armadillo, Missouri's Wildlife Code requires you to report the action to your state conservation agent within 24 hours.
