Raytown Commercial Real Estate

Raytown is a very business friendly environment, Turn-Key Properties LLC as been located in the Raytown area since 1996. Raytown has a thriving network of local business professionals and an atmosphere of "keep it local".

Many Raytown residents try to shop and do business within the city Raytown Schoolslimits of Raytown and try to support Raytown's schools, businesses and neighbors. Raytown offers many commercial real estate options, from strip centers, office buildings to dock high warehouse and auto-related space; and room to build. With the new Wal-Mart Super-center opening in the fall of 2009 and the related nearby improvements to the 350 corridor and the TIF bringing more restaurants and retail to the heart of Raytown, things are looking up for this KC suburb.

Since Raytown has not jumped on the Politically Correct bandwagon of banning smoking (yet), the night clubs and restaurants are booming with happy smokers! While many restaurants and bars in other KC Metro areas are struggling, Raytown's lack of a smoking ban has brought many new customers to Raytown entertainment centers and eateries.

My experience as a commercial broker has shown that Raytown has very competitive lease rates and property values with the added benefit of NO PAYROLL TAX!

With an abundance of available office and retail space, Raytown offers great opportunity for new or relocating businesses to find affordable space.

The Raytown city government tends to be quite pro-business and if needed the police response times are a drastic improvement to Raytown DevelopmentKansas City, MO and many other local communities. The crime rates remain lower than much of the Kansas City Metro and highway access is excellent.

With major thoroughfares like I-435, I-70, 40 highway and 350 Highway Raytown is an ideal location for any business that needs quick access to the rest of the KC Metro Area. While the older part of Raytown has been the subject of much debate, the city remains committed to revitalizing it's core and retail center.

Located a short drive from the stadiums, entertainment is readily available and plentiful.

Office and Warehouse space is readily available and lease rates run from $6.00 - $10.00 per square foot per year. Making Raytown often more affordable than neighboring Independence or much of Kansas City.

As a commercial real estate broker working with professionals looking to relocate, Kansas Cities burdensome and punitive payroll tax, coupled with it's crime rate have driven many would be Kansas City businesses out of the core and into areas like Raytown. Just the 1% tax is only part of the problem, it ads another layer of bookkeeping responsibilities as well as detracts from the companies and the employees bottom line.

Thinking of starting a business or need more space for your business consider the value that is Raytown Commercial Real Estate.

Some of the property currently available is a 4000 Square foot office space on Raytown Rd. listed at only $7.20 per SF per year.

Also available is space from as little as 888 square feet to 3,695 square feet for as little as $7.63 per SF, per year.

Not looking to lease? More interested in purchasing office, retail or warehouse space, Raytown offers a lot of great variety of commercial real estate for sale.

Office buildings strip centers, warehouse space, even a former Wal-Mart are currently for sale; ranging from the low $200,000 price to in excess of 2,000,000.

Project 76 In Raytown, MO Is Complete. (Renovation Video)

Justin Ukaoma : Kansas City Real Estate Investments: Real Estate Agent in Kansas City, MO

After four weeks our crews have finally completed the renovation of 9808 E. 76th Tr. Some of you may remember that this was the house where me and my business partner Jason were interviewed by the Raytown Post a few weeks ago.

I really love how spacious this home is on the inside. The hardwood floors came out great once again. It’s always shocking to find great hardwood floors like these covered by carpet. As you can see from the video we opened up the kitchen significantly. This is the first house we’ve completed where we used the lighter maple cabinets. I think it looks great up against the lighter granite counters.

We finished the entire basement and were able to squeeze in another bedroom. With 5 bedrooms and 3 bathroom I think this house will be perfect for a large family or for those who entertain frequently.

On average we buy two houses a week. But in order to buy that many we have to look at over 30 houses each day. I wish I had a video camera to show you what it’s like. Words don’t describe the experience. I do my best to capture what I can on Twitter.

Progress On Project 76 The Final Week

Justin Ukaoma : Kansas City Real Estate Investments: Real Estate Agent in Kansas City, MO

Our renovation at 9808 E. 76th Tr is almost complete. From the looks of things our crews should be done with the house early this week. I stopped by the property earlier today and was surprised once again by the size of this house. Pictures really can be deceiving. Some of you may remember that this was the house were me and my business partner Jason where interviewed by the Raytown Post a few weeks ago.

Living Room Raytown Vizionkc

This a picture of the the family room. As you can see the hardwood floors have already been refinished and the new tile work around the fireplace has been completed. This room is extremely spacious and has incredible natural light. This house really gives you that wow factor from the second you walk in the door.

Stairs.

Honestly when was the last time you saw a staircase layout like this. The formal dining is located off to the right of this picture. 3 bedrooms and 2 bathrooms including the master suite are down the hall on the left.

Kitchen

We went with a lighter maple cabinet and a completely different back splash on this house than usual. I think it turned out great. We used the same solid surface granite in this house as we did in our recent Grandview, MO Renovation. The kitchen is an eat in and that back door walks out onto a large deck with a wrap-around bench.

Bathroom

This is the basement bathroom. I think the tile shower was a nice touch. We’ve never done one like this before.

Basement

This is the family room in the basement. Right behind me is a small little bar area which I forgot to take pictures of while I was out there. This room is huge. Like I said pictures really don’t do this house justice. The entire basement area is carped except for the bathroom. We used the same high grade carpet in this house as we used in the Grandview Renovation.

If everything works out as we’ve planned this home should hit the market by Friday.

Vizion KC Makes Headlines!

Justin Ukaoma : Kansas City Real Estate Investments: Real Estate Agent in Kansas City, MO

Recently my business partner Jason and I were interviewed by Ben Felder of the Raytown Post. Raytown is a suburb of Kansas City with a population of just over 30,000. Over the past year Vizion has flipped four houses in Raytown including our most recent Project 76 which is currently in process.

As a writer for the Raytown Post Ben often Googles Raytown in order to find out what’s going on in the area. On the particular day he found us he was Googling “Raytown Construction”. Granted he didn’t find us on page one of the search results but I’m surprised he found us at all.

Currently are site is not optimized for the keyword construction and having only done four houses in Raytown versus about sixty in Kansas City we’re not all that optimized for the keyword Raytown either.

Nonetheless Ben wrote an excellent article on Vizion and I’m very pleased with the free PR. Looks like taking the time to blog about our upcoming projects is beginning to pay off.

“When Thomas and his business partner Justin Ukaoma started Vizion KC five years ago with Jason’s brother they wanted to take advantage of the hot housing market by buying rundown homes and fixing them up for first time home buyers. Since they started their business a lot has definitely changed in the housing market.”
