In September 2010, five (5) houses closed in Castlewoods Subdivision, with an average sales price of $217,180. The average days on the market for these five homes were 60 days.

There were 18 new listings added to the market in September, bringing the total number of available homes in Castlewoods to 72.

There are 10 homes under contract (either pending or with contingencies), and five properties expired (left the market) in September.

Castlewoods market appears to be improving, since last month there were five closings, compared to three in September 2009. Likewise, there were three closings in August 2010. Year to date, however, sales have decreased 15% from 2009 statistics. The month with the most closings? June 2010.

Home prices in Castlewoods predominantly run between $100,000-$200,000 (47% of inventory) and $200,000-$300,000 (34% of inventory). The remaining 18% are priced over $300,000.

As of September 20, 2010, there are 71 properties for sale in Castlewoods Subdivision, ranging in price from $79,900 to $510,000.

$100,000 - $200,000 35 homes for sale

$200,001 - $300,000 23 homes for sale

$300,001 - $400,000 10 homes for sale

$400,001 & up 2 homes for sale

Ten properties are shown as either "contingent" or "pending".

Five homes closed during the 50 days from August 1 to present; three in August, and two so far this month. Seven homes expired from the market; in other words, the market rejected their price.

Homes are staying on the market longer and home values have adjusted downward due to the decline in sales. Sales in Castlewoods reached its' peak in June, thanks primarily to the Homebuyer's Tax Credit. Fourteen homes closed in June. Since that time, the number of transactions has decreased. At the current rate of closings, it will take roughly 24 months to deplete the current housing inventory in Castlewoods.

This trend is not indicative of Castlewoods alone. In fact, these results should prove true throughout the metro Jackson area.

Certainly, we are in a buyer's market, and have been for a while. Sales do take place, even in these tough times. Buyers and sellers should look to their neighborhood expert for guidance and advice.

Castlewoods Homeowners Picnic

Castlewoods Homeowners Association will host the Annual Castlewoods Day this Saturday, August 21, 2010 at Azalea Trails Park.

Please note this is a week earlier than originally planned.

Volunteers were refreshing the mulch around the kids playground last Saturday as Brownie & I took our afternoon stroll. I learned of the date change from the volunteers. The Castlewoods newsletter contains the prior date.

Be sure to come THIS SATURDAY, August 21 to the park to meet and visit our neighbors, enjoy burgers, dogs, etc., prepared by The Knights of Columbus, and let the kids play. (I have it on good authority that inflatables will be on site.)

Festivities start around 4:00.

Castlewoods Country Club is located off Highway 25 in northwest Rankin County. This locally owned club features an 18-hole golf course, "The Bear", designed by the Jack Nicklaus' Group as well as a nine hole course named "The Moose".

Drive down Castlewoods Blvd., and you'll see the clubhouse, lake, and the 8,500 square foot deck. The clubhouse has a pro shop, a snack bar and grill, and provides members a place to relax after a round of golf or a long day.

The club can host weddings, receptions, or meetings.
