Mark your calendar for February 17, 2009. The Jackson Association of Home Builders is offering a Certified Green Professional - CGP course for home builders. 
The designation requires 24 hours of NAHB-approved training, and additional continuing education every two years. Subjects covered in training discuss how green homes provide buyers with lower energy costs and higher value, and will include strategies for incorporating green-building principles into homes without driving up the cost of construction.

Your home is one of your largest investments. The best way to keep it running smoothly and efficiently is through regular maintenance. Below are some basic home maintenance tips. If you were able to attend your home inspection, you will have heard many of these already. This is not an inclusive list of all home maintenance items.
When the house is now your home
|
|
Change all locks on exterior entrances for improved security. |
|
|
Replace batteries in all smoke detectors. Put a note on your calendar to replace them in one year. |
|
|
Create a fire escape plan for your new home. Consult your local fire department for advice on what to do in case of a fire. |
|
|
Review your home inspection report for any items requiring immediate attention. |
|
|
Learn the location of main shut-offs for your plumbing, electrical and heating systems. |
Monthly Maintenance
|
|
Check your fire extinguishers to be sure they are fully charged. |
|
|
Repair or replace leaking faucets or shower heads. |
|
|
Check grout and caulk in bathrooms. Ensure water is not escaping during showering. Check below all plumbing fixtures for leakage. |
|
|
Re-secure loose toilets and repair or replace faulty flush mechanisms. |
|
|
Replace or clean heating and cooling air filters. |
|
|
Clean all gutters and downspouts. Check that downspouts are secure and the discharge is appropriate. |
|
|
Test all GFCI (ground fault circuit interrupter) devices. |
Spring and Fall
|
|
Examine your roof for damage to the roof coverings, chimney and flashings. |
|
|
If possible, look in the attic. Check for evidence of leakage, condensations or critters. |
|
|
Check your landscaping around structures. Trim back tree branches and shrubs to be sure they are not contacting any structures. |
|
|
Inspect the exterior walls and foundation of the house for damage, cracking or movement. Look for bird nests, insect and critter activity. |
|
|
Clean and test windows to be sure they are operating correctly. Add caulking and weather-stripping if needed. Inspect for evidence of rot in any wood. Paint and repair the window sills and frames as needed. |

|
Test the garage door opener. Be sure the auto-reverse mechanism is responding properly. Clean and lubricate rollers, tracks, and hinges on the overhead doors. |
|
|
Clean and inspect all appliances as suggested by the manufacturer. |
Annually
|
|
Replace smoke detector batteries |
|
|
Have the heating, cooling and water heater systems cleaned and serviced. |
|
|
Have chimney inspected and cleaned. Be sure the rain caps and vermin screens are secure. |

The National Park Service (NPS) has joined with the U.S. Department of the Interior (DOI) and the U.S. Department of Energy (DOE) to establish an innovative partnership called Energy SmartPARKS. This partnership will showcase sustainable energy practices in national parks and inspire a green energy future for America.

The Energy SmartPARKS program will include such efforts as conducting energy audits, retrofitting lighting, replacing windows and furnaces, upgrading meters and thermostats, purchasing electric utility vehicles, and studying the feasibility of installing wind power.

When you consider the soot buildup, the dusty or poorly lubricated fans, the flickering pilot lights, and those loose fan belts, they can add hundreds to your heating costs each year. I recommend getting your furnace tuned up regularly. The maintenance can do wonders for both your wallet, not to mention your overall comfort. Your system should be serviced every two to three years and to make it even more efficient, prevent heated air from leaking into your attic or crawl spaces by sealing your ductwork with mastic duct sealant-a nontoxic, paint-on material-or foil-backed tape. Doing so will reduce your home's air leakage and could save you a bundle in heating and cooling bills.

100% Rural Housing Loans for some areas in Madison MS
The US Department of Agriculture may not the first place you think of when it comes to mortgage loans, but they administer one of the best mortgage loans for a good portion of Madison County MS. The USDA Rural Development Guaranteed Housing Loan is a loan made available for low -to-moderate income individuals and families throughout many portions of the U.S.
In Desoto and Tate counties of Northwest MS, the maximum income limits are as follows:

The USDA Rural Development Guaranteed Loan is only available in certain areas. This is determined by population. For Northwest MS, this means that homes in the city of Southaven are excluded. However, portions of Horn Lake and Olive Branch as well as Walls, Hernando and all of Tate County are included.
