Tate County MS Real Estate Market Report - October 2009

Desoto-Tate County Real Estate
There were 19 sales in Tate County MS in the month of October which is up a bit from the previous month. The average sales price was $156,942 which is up significantly from the past few months. The average days on the market was 180.

The percentage of sales in October that were foreclosures dropped to 21%.

Currently, there are 170 residential listings in Tate County MS with the prices ranging from $32,000 to $1,300,000. The median price is $160,000.
Those 170 listings represent a 9.8 month supply of inventory which is down slightly from last month. Foreclosures make up 5.3% of the active listings.

Tate County MS Real Estate Market Report - September 2009

Tate County MS had 15 residential sales in the month of September with an average sales price of $104,304 and an average days on the market of 129. Foreclosure sales jumped again to 73% of sales.
Here are the comparisons for last month and last year:
August 2009
sales: 18 Avg. Price: $91,325 Avg. DOM: 140
September 2008
sales: 15 Avg. Price: $142,162 Avg. DOM: 188

Here is a graph that shows which areas in Tate County MS had the most sales:

There are currently 183 active residential listings in Tate County MS which represent a 10.8 month supply of inventory. The prices range from $32,000 to $1,300,000 with the median price of $169,900.
The percentage of available homes that are foreclosures is 4.9%.

Tate County MS Real Estate Market Report - August 2009

The month of August closed out with 18 residential sales in Tate County MS with an average sales price of $91,325. The average days on the market for those sales was 140.

Foreclosure sales jumped to a whopping 67% of the total August sales. That would seem to account for the drop in sales price.

August 2008
sales: 14 Avg. Price: $117,215 Avg. DOM: 128
Here is a graph that shows which areas in Tate County MS had the most sales:

Currently, there are 183 Active residential listings in Tate County MS. The prices range from a low of $41,650 to a high of $1,300,000. The median list price is $168,500.
These 183 current listings represent a 12 month supply of inventory and 6% of the current listing inventory are foreclosures.

There were 17 residential properties that sold in the month of July. The average sales price was $117,967 and the average days on the market for those sold properties was 263.
29% of the July sales were forecosures.

Currently, there are 187 active residential listings in Tate County MS. The prices range from $20,000 to $1,300,000 with the median price being $167,000. This represents a 13.7 month supply of inventory.
The percentage of active Tate County listings that are foreclosures is 6.4%.

Senatobia MS Neighborhood Parks

In addition to the wonderful state parks in Northwest MS like Arkabutla, Sardis (a/k/a John Kyle) and Enid, we also have some great neighborhood parks. Senatobia MS in Tate County is no exception. The town may be small, but there are 3 city parks.

Gabbert Park is located right behind the library and is the site of the annual Tate County Relay for Life. There is a replica of the railroad depot which is used as a bandstand during park events. There is a paved walking trail, multiple benches and lots of shade trees.


Norfleet Park on Norfleet Drive has been around for a while. It is the only Senatobia MS park with playground equipment. It also has a paved walking trail which is used quite regularly by residents on their lunch break or after dinner.

The other park is near the railroad tracks beside Park Street. I honestly dont' know if this park has a name. I think it is called City Park. The Master Gardener association made this park a project a couple of years ago and now it is frequented by those looking for a nice, quiet place for lunch or just to "sit a spell".


If you visit any one of these parks on a weekday around lunchtime, you are bound to see lots of residents enjoying their lunch, getting a little exercise or just a break from the office walls.
