The offer must be reasonable in order for the lender to accept this. The lender will verify valuation of the property through a third party. The property is sold "as is" . The seller is not allowed to pay or receive any funds through this transaction. The lender will incur any loss or expenses paid on the property including the commission for myself. The commission is withheld from the lender's proceeds.
A short sale can be a quick process; however, some short sales do take months to complete. It is very important that the buyer has an agent who also understand the process. I represent the buyer and the seller in many situations. I can also give references if needed for clients who have successfully completed a short sale with my assistance and direction.
