We are pleased to announce Mineral County's First Annual Home Tour. The Home Tour is an opportunity to showcase Mineral County's building industry, new construction, and local businesses. It is scheduled for Saturday, April 5, 2008 from 10:00 a.m. to 2:00 p.m. The Home Tour will start at Superior Color & Lumber located at 213 Mullan Rd., Superior, MT 59872 where maps of participating homes and local businesses will be available. The tour will be free to the public and attendees will enjoy free food and can register to win a variety of prizes at each of the homes on the tour.
Local builders, subcontractors, designers, and local businesses are invited to participate in the tour. The cost to participate as a featured home or business is $10 before March 31st and $15 after March 31st. Participants will be listed on the tour map.
Sponsorships are available at $25, $50, and $100 levels. Sponsors' names will be included in advertising, on the website, and on the tour maps. Prize sponsorships are also available. Situated at the confluence of the St. Regis and Clark Fork rivers, as well as Highway 135, the shortcut to Glacier. St. Regis is ideally located enroute to the splendors of Flathead Lake, Glacier/Waterton Parks, the National Bison range and the Flathead Indian Reservation. The town is nestled in mountains abundant with lakes, forests, hiking trails, ski slopes, snowmobile runs, game and wildlife, fishing, whitewater rafting, and thousands of miles of creeks and rivers.
The town was named after a Jesuit priest, Saint Regis DeBorgia. It began as a shipping point for the lumber industry, which is now minimal. Once a well-established mining and lumber town, a fire destroyed a great part of it in 1910 and it was never rebuilt. Now the community is primarily tourist related and offers a golf course, a large community park and a Travel Montana Visitor Information Center. St. Regis also hosts the largest Flea Market in Montana every Memorial Day weekend.
The geography of the town provides some of the most moderate temperatures in Montana, both summer and winter. The scenic beauty of the town nestled in the mountains is right out of a picture book. Saint Regis is located in northwestern area of Montana, northwest of Missoula on I-90 and east of the Idaho border.
There are still some great buys in Montana real estate in Saint Regis but prices are on the rise. The west end of Mineral County, which experienced the highest gains, saw the median home price rise to $222,500 - a 37.6% increase from 2006!

DeBoria Montana is located in southwestern Montana, situated near the Idaho and Montana borders on I-90, just east of Saint Regis.
De Borgia was named for the Saint Regis de Borgia River, by Father de Smet in 1841. Father de Smet was a member of the Jesuit order who founded the first Catholic mission, Saint Mary's Mission in Stevensville that same year. The first post office was established in 1900 with Elizabeth Wence as postmaster.
De Borgia is a popular destination for snowmobiling and is close to skiing at Lookout and the Hiawatha Trail - a popular bicylce tour area with amazing views.

There has been a lot of negative national press about the real estate market recently. Reports of increased foreclosures and falling home prices seem to headline every news segment. What these national stories don't report is that many markets remain steady or are even growing slightly. So is the case with Mineral County and much of Western Montana.
During 2007, median home prices in the county increased significantly. The area of Alberton saw the median home sales price rise to $168,500, a 9.2% increase from 2006. The area from Fish Creek through Superior saw a median home price of $148,000, a 6.1% increase from 2006. And the west end of Mineral County, which experienced the highest gains, saw the median home price rise to $222,500 - a 37.6% increase from 2006! Homes are taking a longer to sell in the County though, with an average of 170 days on the market, up from 151 days in 2006.
There was a story on the front page of The Missoulian just before Thanksgiving announcing that Mineral County was the No. 1 hottest county for land in the United States! This story reported on the growth spurt that Mineral County is experiencing and how Mineral County was 1st in the nation in September for hits on a popular website Landwatch.com. Second and third in the country were Nicholas County of West Virginia and Calhoun County of Florida respectively. It is important to note that these numbers were based on interest and not on actual sales however.
In general, we have also been able to avoid the large number of foreclosures that residents of other parts of the country have experienced. A recent foreclosure activity report shows that there were 146 foreclosure filings in the state of Montana in October, ranking us low at # 41 out of 50 states for the number of foreclosures.
As Mineral County Real Estate Specialists and residents, it comes as no surprise. Mineral County remains a desirable place to live boasting majestic mountains with pristine lakes, rivers, streams, wildlife, and abundant recreational opportunities. With 82% of land in the county owned by the public, the amount of available real estate is limited.
With interest rates down to 5.87% this week for a 30-year fixed mortgage, Real Estate is still a good long-term investment. Owning real estate also helps build a community and is part of the American Dream - having a place to call your own. With the limited supply of land in Montana, and Missoula, real estate will remain a viable investment for many years to come.
