In the last couple of years finding good information to share on the internet seemed hard to come by. However, I have been so pleased with our market over the last 6 months. Our 2010 finished strong with 5 of our listing selling all within close to listing price. It has been a great start to the year and the momentum seems to be getting stronger. Right now, our inventory is low, so if you were thinking about selling, get on it now, buyers have very few homes to choose from. We are starting to see our higher end homes selling more, in our area higher priced is $450,000 and up. Buyers seem more comfortable and have gotten use to the new lending practices etc. People have adjusted and seem to be moving forward.
We are still going to be seeing foreclosures in our area, the pre-foreclosure list is still about 2-3 pages. For information on that please contact me directly. Our REO properties are not selling for ridculious prices and are close to the list price. More and more sellers have adjusted to the market and they know that to sell they have to price it correctly.
Building is going on in our area low & high priced homes. Lake properties including Canyon Ferry & Hauser Lake are starting to see more sales. Which means lake view properties are next to go. We have beautiful neighborhoods all around the lake both Hauser & Canyon Ferry.

Ok, you lake dwellers and townies, this is going to be a music festival that you are not going to want to miss. With great weather expected the Helena music festival is going to be the place to be. The music starts tonight at 6pm with beer garden and great food vendors!
Also don't forget the Helena Farmers Market this Saturday as well!

Every Wednesday the Helena area Realtor's go out and view homes that are currently for sale in our area. Yesterday there were 36 homes to see. I think we made a pretty good dent in that number, we toured for 2 hours, you can never see all of them, but you pick and choose what you have clients looking for and homes that are unique and are priced right. I fell in love with a few of the homes yesterday, which all ways makes my husband cringe, since the first words out of my mouth after tour are " I think we should move, I found the perfect home"
There was one home that really stood out in our downtown historHic/mansion district, $194,000 on Benton Ave. We actually walked into this home and thought it was under priced! That never happens:) This home had been updated but kept lots of the original charm. High, High ceilings, with floor to ceiling sliding doors, charming kitchen, great bedroom set up, nice little fenced in yard, painted, new trek decking, move in ready. I don't think this home will last long, but it was refreshing to see such a well taken care of property at an amazing price.
It' s important that we tour so we can keep a good eye on the market for both our sellers and buyers. It feels great when asked by a client "Have you seen that home, what do you think?" And you can say yes.

Thank you to all the wonderfual agents that came to Helena's Second Fine Homes meeting out at Canyon Ferry Mansion. We had a great turn out. I had always wanted a tour of this historic place and as part of our meeting the owner Sandra, gave a great indepth dynamic tour. It was fasanating to hear about AB Cook and the history of this great home and property. Even Lewis & Clark stopped through here on their journey. The Canyon Ferry Mansion is currently for sale, it is run as a bed and breakfast and event site.
Helena's Fine Home Group has come up with a schedule and will be touring other Fine Homes in Helena throughout the summer. Next stop, somewhere in downtown Helena.

Below is the view from my house located in the West Valley of Helena, MT. This amazing location is actually only 8 miles from the popular Last Chance Gulch. The West Valley has a ton to offer people, huge bike riding, Green Meadow Golf Course, Spring Meadow Lake, McDonaldPass(great hiking and bike riding). There are a few amazing homes for sale in the West Valley, all different price ranges, all great views and access to wonderful amenities!
