1. Conservation Easements: 2 long time families in the valley have generously tied up large parcels along the Flathead River with Conservation easements. Conservation Easements eliminate the possibility of subdividing the land, in some ways impacting the owner from making the most money from this property if and when they should ever want to sell it. The public benefits greatly with guaranteed access to fishing and recreation. I applaud these actions.
2. Both Whitefish and Kalispell are working on proposals for parking garages. As in any growing area, there is a great need for the added parking space so locals and tourists and shop and eat in downtown areas.
3. Our snowpack is great this year which is a good thing for the whole area. We have seen more "normal" amounts of snow in the valley as well for the first time in a few years. Whitefish Mountain Resort has received 189" of snow to date! You can access current mountain reports at www.bigmtn.com.
4. FEMA has recently updated their flood plain maps impacting some developments at the mouth of the Flathead River leading into Flathead Lake. Those homeowners effected must obtain flood insurance if their homes are mortgaged.
It is the time of year Cary Jo's Team works to get listings online before the spring rush. We do this because there is less competition on the market and there are still buyers out there. Below are 2 new listings we have just added:
20 Acre Horse Property: 3 bed 1.5 bath home, barn with 9 stalls and a training area, outdoor riding arena, huge pole barn for storing hay, 2 large run in sheds. 2 septic systems. A wonderful set-up! $579,000
Rogers lake cabin on leased state land which will appear on our web site the end of this week for $129,000
All properties can be viewed at www.kalispellcary.com

The Clark Fork Chronicle and Mineral County Chamber of Commerce recently set up an online encyclopedia that allows many different authors to work together on articles.
According to the Chronicle, "With the first members of the baby boomer generation retiring and moving to areas offering nearby national forests and national parks, we are likely to see a large influx of newcomers. Many may be moving from cities to rural residential areas for the first time. It may take them a while to become familiar with all the quirks of Montana living--noxious weeds, open range, bears in the backyard, and wildfire. It may also take them a while to establish connections with their neighbors and local organizations.
The online encyclopedia is meant to help make that process a little easier. It will eventually provide a quick reference for every interest, promoting local businesses and local organizations, and drawing people into the life of the community."
On the site, you will find information about the county's people, places, churches, things to do, history, government and more.
To visit the site, go to http://www.chronipedia.us/tiki-index.php. You can also learn more about the area by visiting our local paper at http://www.clarkforkchronicle.com.

Bozeman has a new mayor, Kaaren Jacobson, sworn in on January 7, 2008. In an effort to pay for Bozeman's growth, she stated her desire is to increase road impact fees, which is contrary to a recent vote by the former city commission to reduce impact fees to 65 percent of the full rate, which is $9,172.
More than 100 people packed the Gallatin County Courthouse not only to listen to her state of Bozeman address but to also watch the swearting in of the 2008 city commission.

Here is the latest update on the Gallatin Field expansion, June 2011, a result of the Gallatin Valley's continued growth and anticipated future growth, despite these economically tough times.
Way back in January 2008, Bozeman airport directors were poised to choose an architectural firm to design the first phase of the $60 million, 20-year airport expansion plan because Belgrade's Gallatin Field had become one of Montana's busiest airports.
Now Directors are poised to open this newest phase with four gates slated to open June 2011.
The Bozeman area's premier arts and music offerings, outdoor recreational activities, and Montana State University Flagship Campus make Southwest Montana's Big Sky country a summer AND winter...maybe a permanent...destination!
