The City of Kalispell has narrowed the search for a new City Manager down to 3 finalists. The city attorney is currently the iterim manager until the right candidate fills the spot.
A wolf was scene wandering through the northwest end of Kalispell on Sunday. It made the news, very unusual. The thinking is that it got lost and then was in the middle of civilization and had trouble getting back out of town with people following it around and taking videos.
Big Mountain (Whitefish Mountain Resort) piled up 22" of snow in 24hrs on Sunday. Powder hounds were in heaven. Monday the sun came out, lots of snow made the conditions ideal for those of us who prefer to ski groomers.
Sunday afternoon I sat an open house. I had 2 groups through, both looking at the option of buying a new construction home in a nice subdivision. This home is ready to move into and a great value at $179,900!

Online real estate is a commonplace now, but some sites rate higher than others. The hierarchy breaks down as follows (according to web metrics from Experian Hitwise):
Realetate.yahoo.com- 8.27% of real estate traffic filters to yahoo’s real estate search but it is closely followed by
Zillow.com-6.89% of viewers looked for real estate on zillow.com. Both Yahoo and Zillow use target ads for both brokers and agents to capture the needs of the online surfer.
Realtor.com-A very clean search that has held a steady above 6% (6.41% in this report) regularly.
Trulia.com-Pulled in at a solid fourth place. 5.33% of all real estate visitors came here.
The average stay of each visitor was 8 minutes and 54 seconds. This means, from the other side of the equation, what information we place on these sites are integral in the overall success of selling the listing. Eight minutes on a site means a scant amount of time on each listing. Stand out photos, needed information (but not too much, ultimately we want to see visitors turn into prospects…), and accuracy will make or break the deal.

At Bozeman Montana Real Estate.net we do things differently.

Furthermore, custom designed business cards will be printed for you, the owner, to hand out, keep, display, or do as you’d like. Each listing is a beautiful, unique, and person place to the owner. This is a great form of advertising as well as a way of noting the pride the owner feels for their home.
After a six month surge, if there are still no nibbles on the listing we will send postcards out to neighbors to stimulate activity once more.
Monthly calendars are sent out to our clients. Each month we feature one listing on the calendar which in turn touches a few hundred people directly.

In the last couple of years finding good information to share on the internet seemed hard to come by. However, I have been so pleased with our market over the last 6 months. Our 2010 finished strong with 5 of our listing selling all within close to listing price. It has been a great start to the year and the momentum seems to be getting stronger. Right now, our inventory is low, so if you were thinking about selling, get on it now, buyers have very few homes to choose from. We are starting to see our higher end homes selling more, in our area higher priced is $450,000 and up. Buyers seem more comfortable and have gotten use to the new lending practices etc. People have adjusted and seem to be moving forward.
We are still going to be seeing foreclosures in our area, the pre-foreclosure list is still about 2-3 pages. For information on that please contact me directly. Our REO properties are not selling for ridculious prices and are close to the list price. More and more sellers have adjusted to the market and they know that to sell they have to price it correctly.
Building is going on in our area low & high priced homes. Lake properties including Canyon Ferry & Hauser Lake are starting to see more sales. Which means lake view properties are next to go. We have beautiful neighborhoods all around the lake both Hauser & Canyon Ferry.
