WALKABLE- Supply and Demand - "The road to profitability - a foot path!" (3)
Asheville Real Estate Journal
Walkable Neighborhoods : Grove Park
GROVE PARK Walkable Neighborhood.
Asheville's Grove Park- Walkable Neighborhood surrounds the world-famous Grove Park Inn. The Inn, built by Edwin Grove opened in 1913. The area surrounding the Inn became known as the "Grove Park."

Many homes enjoy the "sustainability factor" in the Grove Park area. Wonderful updates and green retrofitting is on the rise. Here is a photo I took recently of such a project. My client was thrilled to see this type of activity going on in the Grove Park area.
Homes: Here you will find an interesting mix of historic and newer homes, tree-lined streets, incredible views of downtown Asheville and absolutely no commercial zoning (although there are several properties zoned institutional and two churches.)
Three areas in the neighborhood, Grove Park, Sunset Terrace, and Proximity Park are listed on the National Historical Register. If you are relocating to Asheville it is even possible to find rental properties here-from single family homes to larger apartment buildings.
Neighbors: This is a mature community. There area several second and/or vacation homes in this area, yet neighbors have a strong community voice.
Pet -Friendly: Yes
Price Range in Grove Park: $400,000 to $1,600,000.
Available Single Family Residences: 18
SOLD in 2011: 20
Price Point: $255,000 to $900,000 at or within 10% of Listed Asking Price

All changes, even the most longed for, have their melancholy;
for what we leave behind us is a part of ourselves;

I feel the magic of this area every day.

Is it any wonder that people for generations have flocked here to absorb the grandeur of the scenery? It is so easy to imagine myself leaning over this balcony during the 1920s and feeling the same rush of emotion as I do now whenever I happen upon any vistas during my daily routine.
The secret magic ingredient is intimacy. These most ancient of ranges in Western North Carolina invite you to be part of the mountains...not merely a spectator.

"Home to the Grove Park Inn and Biltmore Estate, Asheville, NC has earned a reputation as a desirable place in which to make your home and purchase real estate." Real Estate Weekly
GROVE PARK Asheville Neighborhood Livability. As I mentioned in an earlier post about the Grove Park neighborhood, if you enjoy the idea of walking along curvilinear streets under magnificent tree canopies, this Asheville neighborhood responds. The homes are beautiful. Here you will find Neo-Classical, American Foursquare, Colonial Revival, Tudor Revival, Georgian Revival, Bungalow, Italian Renaissance, Queen Anne homes...many designed by Richard Sharp Smith.

A young mother strolls along Kimberly Avenue in the Grove Park Neighborhood in Asheville.
She knows first-hand what it's like to live in the Grove Park Neighborhood.
And, if you were to ask her, she would probably smile in the friendly way that residents in this neighborhood do, and tell you that, in her opinion, she and her baby are loving their time together on one of the most desirable residential streets in all of Asheville.
Bordered on one side by the Grove Park Inn golf course, and one the other by lovely mansions mostly built in the 1920s, it is a personal favorite of mine. .

Home to the Grove Park Inn and Biltmore Estate, Asheville, NC has earned a reputation as a desirable place in which to make your home and purchase real estate. But, is this a good time for buyers to get a bargain in Asheville real estate? That depends on how you define " bargain."
For Asheville's real estate buyers that could include location, resale value, proximity to schools and colleges, financial opportunities, energy efficient features...the list goes on according to your priorities.
The Grove Park and North Asheville Location. As I mentioned in an earlier post about Grove Park, if you would like to enjoy city sidewalks, historic homes, convenience to downtown Asheville and the medical and cultural amenities, as well as gorgeous homes with beautiful renovations, the Grove Park and North Asheville neighborhoods of Beaverdam and Lakeview Park are a "bargain." According to Trulia.com, currently you can expect a +1.3% increase in home prices in North Asheville's Grove Park neighborhood.. Average price range: $400K+/- to $1M+/-.
~~~~~
Value in Asheville's Grove Park & North Asheville Area.
Financial and Resale. Research has shown that a home's market value increases by $20 for every dollar decrease in utility bills, so the "bargain" for buyers may be that a particular Asheville home offers energy saving appliances, water savings, and daylighting...a home on the GREENSIDE....
Grove Park, North Asheville and Surrounding Asheville Real Estate Market "Bargains" - Going beyond possible financial opportunities due to foreclosure and/or short sale, your definition of "bargain" may include that green-friendly "value-added" factor such as:
Energy Star windows, Energy saving daylighting. Energy Efficient Appliances, ow-flow toilets and low flow faucets, Low-flow showerheads, Low-VOC paints, caulks, sealants and finishes, "Green" carpet and/or hardwood floors, Woodstove, Passive solar gain, Good tree shade in the summer, and overall Sustainability.
Many of the homes in North Asheville Grove Park Neighborhoods have been updated with GREEN-friendly features. North Asheville seems to attract buyers who seek quality of life- not only for the home they choose, but in education for their children and proximity to nature. North Asheville is within a few minutedrive of the Blue Ridge Parkway, golf courses, and downtown Asheville.
Mortgage originators offer an array of home loans. Various calculators assist in determining which loan is best suited to each client. And just as people and their homes differ- the contract terms, financing options, inspection requirements and closing costs- so do investment and financial matters.
