Cary Real Estate Agents Give Back with Project Angel Tree

Cary Real Estate Agents give back with Project Angel Tree, an annual charity event in cooperation with Raleigh Association of Realtors. Each year Cary Real Estate Agents as well as other area agents are asked to "adopt an Angel".  Each Angel  has a request of a less fortunate child, teen, or adult.

  Our office,  Fonville Morisey Realty- Preston,has been adopting angels for years.  Some of the request would bring tears to your eyes, often just the basics that we take for granted.  This year was especially important because of the economy.  Even though the  housing market has been hit hard  Cary Real Estate Agents are still giving back. Cary NC is truly a giving community

   Project Angel Tree this year is off to a huge success!

Why Move to Cary NC?

Why Move to Cary NC? This is the question I ask new client when I meet them for the first time. I listen, yet I know the answers, because their answers have become familiar over the past few years I've been in real estate. Not to mention, they are the same reasons my family came here in '95. Moving to Cary NC is a big decision, maybe I can help?

GREAT PLACE TO RAISE A FAMILY: Cary truly is a wonderful place to raise a family. Strong family values are evident in the neighborhoods, schools, parks, everywhere. Parents and kids can be seen at sporting events, school functions, and just playing in the street in the evenings. When I take clients to view home they are often amazed by the number of kids just out playing. Neighbors socializing and what's that... waving?!

SCHOOLS: Why are Cary schools and surrounding area schools so good? Because all Cary kids are gifted! No really, credit has to be given to the parent and teachers working for the common goal of the child. As a former Wake County teacher I can tell you first hand the parental support of the schools in this area is unprecedented. Parents give of their time, money, support, anything that is asked. That makes the difference!

SMALL TOWN FEEL: Guilty ya'll Cary's a town, not a city, and plans to stay that way. A few years ago a petition came before the Town Council stating that now that Cary is growing we shouldAshworth Drugstore Cary NC sound bigger and call ourselves, "City of Cary". No such doins in these parts...(my attempt at a southern draw). We may be getting bigger geographically but the City Council makes an effort to keep the feel of Cary small and friendly. Just try to get out of any of our coffee shops or anywhere for that matter with just a quick "Hey". When I talk to clients who have been her for awhile that is the first thing they tell me was the biggest adjustment, random people talking to them. I tell them it's a NC thing!

WEATHER: No long winters. I'm originally from Ohio and I second that! Winter is not so much a season as an occaisional weather front. Yes, we do get snow! Just not weekly like up North. My mother hates when she calls to tell me about all their snow and I'm teeing off ready to play golf.

LOW TAXES: New Yorkers rejoice!

REASONABLE HOUSING: Absolutely! Cary NC market was never part of the housing bubble. We never saw inflated prices and are not seeing huge price decreases. CNN Money will concur. We were one of the last housing markets to feel the housing slump and are expecting to be one of the first, OK second, behind Dallas, to see recovery. (CNN Money)

SENIOR HOUSING: You must see Carolina Preserve Amberly Dell Webb Cary NC to truly appreciate 55+ living. It's like Disney World for seniors. Amazing, no detail overlooked. I have a few more years before I qualify...

Cary Christmas Parade

Cary Christmas Parade 

Cary Christmas Parade brings back fond family memories.  When my daughter's were at Davis Drive Elementary School they participated on the "Jump Rope Team".  They practiced routines in the school parking lot, with parent volunteers, for weeks preparing for the Cary Christmas Parade.  Notice the coordinating sweatshirts in the picture, yes, I was one of those parent volunteers.  It was a time in my life I throughly enjoyed.  About 50 kids were a part of the team, both boys and girl from grades 3-5.  It was a honor to be selected after a round of try-outs.  The kids wore the sweatshirts with pride.

Parade day was always filled with excitement.  We participated three years in a row.  Each year the weather was as diverse and the kids and families of Cary NC watching.  One year freezing, the next warm and balmy, and of course the final year we attended it was threatening rain.  

The best part of being a parent volunteer with the Cary Christmas Parade was being able to walk the route with the kids.  Our job was to keep them walking, well jumping, in a straight line  It sounds so simple....not!

Events like the Cary Christmas Parade and the Davis  Drive Jump Rope Team  are just a few of the reasons I truly love living in the neighborhoods of Cary NC.  Cary is a community of family values and  it has been the best place to raise my children.  The girls pictured are all college-age now.  Not the best picture.  They were scanned from a scrap book. We plan to go to the Cary Christmas Parade as a family and reminisce when we were a part of it all those years ago.

Cary NC - Does Your Real Estate Agent Work for You?

Does your real estate agent work for you? It depends?

 Are you working in Cary NC with a Real Estate Agent and have a SIGNED Buyer's Agency Agreement?

 If not, your real estate agent may be working for the SELLER and you don't even know it!

Let's start form the beginning.
Most consumers do not truly understand how real estate agents work.
  • All real estate agent work for someone at all times.  They are either working for you the Buyer or the Sellers.
    • If you DO NOT have a SIGNED Buyer's Agency Agreement they are working for the Seller as the Seller's Sub-Agent.
      • Any confidential information you share with the real estate agent at this point can be shared with the Seller.  It's like talking directly to the Seller yourself!
        • You must move within 30 days and love this home.  Do you think that information would give the Seller a negotiation edge?
    • If you have a SIGNED Buyer's Agency Agreement with the real estate agent they work for you the Buyer.
      • Any confidential information you share with them MUST be kept confidential.  Your bargaining position is protected. 
  • Exception: NC Real Estate Commission allows for a "short-term" verbal Buyer's Agency Agreement.  Short-term defined as no more than 3 days.
ASK yourself:
  1. Has your real estate agent disclosed who they are working for the buyer or the seller?Cary NC real estate agent -Linda Lohman
  2. Have you told your real estate agent information that would give away your bargaining position?
  3. Where's a pen?  
The bottom line is that the NC Real Estate Commission heavily protect the consumer, you the Buyer.  Many prospective home buyers have a fear of the Buyer's Agency Agreement because they believe it will lock them into an agent they may not want to work with long term.  A great solution is to interview your prospective Buyer's Agent.  
 

How about signing a Buyer's Agency Agreement with a 24 opt-out clause?


 After a full day looking at home with a real estate agent you will know if you are a good match.  Look for an Buyer's Agent that spend time getting to know you and your needs ahead of time. I often tell clients that buying a home is an emotional process so you need someone you're comfortable with to advocate for you through the transaction.
