Cary has been growing at a rapid pace for the 20 years that I have lived in the area. We are currently the fastest growing MSA in the country! There used to be plenty of new construction choices in the area. I had a client contact me yesterday regarding new homes for sale in Cary and I must admit that the choices have really dwindled since the heyday. The TARR Report indicates that housing permits are up from 2011. However, the supply of new homes is at 4 months. I had an onsite agent tell me that she could have sold 3 or 4 homes last month if she just had the inventory!!
That said, there are still some great choices available for the homebuyer that wants new construction and wants to stay under $500k. Here are the top neighborhoods in Cary for new construction in terms of supply:
Greystone by M/I Homes:
There are two sections at Greystone: The Gables and the Estate Section. The Gables have the 2 Car Garages and the Estates have 3 Car Garages. The Estates will only have resale homes since this section is sold out. This home is a completed home and has 5 BR, 4 Baths and 3547 Square Feet and is listed for $414k.
Cameron Pond custom built homes:
Cameron Pond has a new section that just opened up with a team of custom builders and also John Wieland Homes. This community has a number of new construction choices in a great location! This home is a completed home and has 5 Br, 4 Baths is 3866 Square Feet and is priced at $482,744.
Toscana in Cary by Forever Homes:
One of the fastest growing builders in the area, Forever Homes, has a beautifully built home with lots of extras in a great location in Cary. This home boasts 4 Br, 3 Baths and 3800 Square Feet for $477,400.
Amberly Village Square by Pulte Homes
Last but certainly not least is the new section built by Pulte Homes at Amberly Village Square. These affordable homes will start below $400k. The models are currently being built and homes are selling fast!
