As the new year has begun we wanted to give an overview of how our favorite subdivisions in the Triangle performed in 2010 in the Real Estate market.

Highcroft is located just 3 miles South of Research Triangle Park (RTP) in Cary, NC.

Just Listed in Highcroft Subdivision in West Cary North Carolina is 5712 Highcroft Drive. This is the latest best deal in West Cary; 4635 square feet, six bedrooms, four full baths, walk out basement, home is nears one of Wake Counties best elementary schools, Highcroft Drive Elementary School. This is just a super buy, seller paid $629,000 in 2007 home is severly under priced due to 540 construction (home is 300 feet from 540 through buffer). At $118 a sq ft in one of West Cary premier subdivisions this is worth the gamble that 540 will be very low impact.

There are amazing deals in Highcroft right now, there is no fundamental reason why prices are low, great homes, great location, the market is just uneasy. A great time to get a great deal. I love this house. It was a screaming deal in June of 2008 when it went on the market, so much so I wrote this blog.

Now it is $40,000 cheaper and listed at per square foot than the neighborhood sells for on average... a perfect storm for buyers. The home is four bedrooms, three baths, finished attic, on a fantastic cul de sac, fenced yard and backs up to one of Wake County's highest performing elementary schools...for $435,000 or $119 a sq ft. A screaming deal.

Highcroft is a great development in West Cary, North Carolina. It has a park, access to great biking routes, close to the Tobacco Trail & Thomas Brooks Park, and dearest to my heart a top ranked elementary school right in the center of it all! The quality of life in Highcroft is outstanding, greenways everywhere, so the dogs love it, friendly people all over.

There are currently 17 active listings in Highcroft, I have absolutely no idea why, but it has created opportunity. Twenty four months ago Highcroft sold for $140 a square foot, the trailing six month average is $128.99 a square foot.

Due to what I like to call "panic agenting" (when agent panic and convince unwitting seller to unnecessarily drop prices) you can buy a fantastic home and quality of life for under $390,000. You do need a guide, where is 540? What is the word on the street with pricing? You need a saavy buyers agent to guide you.

Cary Real Estate: Highcroft is a Neigborhood and a Village

HighcroftHighcroft is a neighborhood, a village and a community. Located off Green Hope School Road in Cary (just off Highway 55), Highcroft is 1/2 mile north of High House Road, and only 3 miles south of Research Triangle Park. Residents enjoy easy access to the Triangle from the new 540 extension just off Hwy 55.

At the center of the community is Highcroft Elementary School which allows neighborhood children to walk to and from school. Highcroft Elementary enjoys top ranking among Wake County Schools. Older children attend Salem Middle School and Panther Creek High School, which also boast some of the best test and scores in the State. The community is surrounded by Parks. Adjacent to the neighborhood is Sears Farm Road Park, a Town of Cary Park with play areas, trails, hoops and shelters. Tom Brooks Metro Park is home to some of the nice baseball fields, hiking trails and greenways. U.S.A. Baseball has opened a new national training center here and hosts many well know coaches and teams.

The Highcroft amenity center has a junior Olympic pool, allowing kids the opportunity to participate in area swim teams and events. There is a playground for the little ones within the community. Residents enjoy tree lined streets, sidewalks and an old time community feel.

The homes are a beautiful craftsman style, with extensive use of brick and stone. Large front porches are common, perfect for greeting neighbors. The finest building materials are used throughout the homes. Hardwood floors, granite, tile and elegant moldings are commonly found throughout. As you search for homes in Highcroft, you will find both resale and new homes available. Highcroft Village which is the newest section of the community offers large beautiful homes on smaller, low maintenance lots. Larger lots and homes are found within the original Highcroft neighborhood.
