So, what makes Park Village a First Time Homebuyer's Paradise?
Purchase Price: Oftentimes, one of the first challenges a first time homebuyer must overcome is price. Park Village is priced very competitively at a starter price for Cary North Carolina. Homes in Park Village generally begin in the High $100k's and go up from there. First Time Homebuyers can often get assistance with closing costs from the seller and sometimes preferred lenders. You may even find homes in Park Village that include the refrigerator and possibly the washer and dryer. That is a huge savings for First Time Homebuyers.
Amenities: It's hard to find subdivisions and develpments in Cary or anywhere with amenities as nice as the ones Park Village features. Park Village has a very nice clubhouse, a large swimming pool, a highly desirable kids playground, and is situated next to Cary's famous Greenway Walking Trails. The neighborhood has their own HOA, youth swim team, and active homeowner community. The homeowners and HOA maintain the neighborhood with season landscaping which presents s a nice drive through the development.
Convenience: Park Village is situated near 440, Hwy 55, and within a few miles of 540. You can get to most of the triangle in 20-25 minutes or less. Travel time to work is at a minimum for Park Village residence. Travel time to Cary Town Center or The Streets at South Point is approximately 20 minutes. Target, Home Depot, Lowes, Old Navy, and other retail shopping is just a couple miles down Hwy 55 at Beaver Creek Commons. Harris Teeter Grocery Store, Food Lion, and Lowes Foods is also within a close priximity to Park Village.
Community: Cary is a highly desirable community famous for it's reserved Greenway Walking Trails and Parks. Near the Davis Drive Entrance of Park Village You'll find Cary's Davis Drive Park. Near the Jenks Carpenter Entrance of Park Village you'll find White Oak Park. Within a few miles of Park Village, is the vast Bond Park on High House Road. It's very common to see people biking, skating, running, hiking, and walking in the Park Village neighborhood and surrounding parks and trailways. You'll even find the serious bikers in this area of Cary. But, don't forget about the Community Dog Park, Skateboard Park, and Community Center.
Schools: Park Village has a nice mix of residence and some of these folks are very interested in the schools. Currently, in Park Village kids will attend Elementary School at either Davis Drive Elementary or Salem Elementary, Middle School at Davis Drive Middle School or Salem Middle School and High School at either Greenhope High School or Apex High School. Due to the size of Park Village, potential homebuyers should check the Wake County School board site at www.wcpss.net for school assignment.

About Park Village
Park Village is a great entry level subdivision on the west side of Cary. Built in the mid 1990s by Solaris Development Corp., Park Village has always been a popular neighborhood due to it's great location, quality of homes, fantastic amenities, and superior schools.
Park Village's amenities include a swimming pool with a very active swim team called the Park Village Porpoises. The pool is adjacent to a clubhouse which overlooks a beautiful pond with a fountain in the center. The Clubhouse has a deck with a portico which makes for a great area to relax and enjoy the view.
In the last year single family homes have ranged from $175,000 to just over $300,000.

Location
Park Village is located at Davis Drive and Park Village Drive, right across the street from Davis Drive Park. It is just to the south of Davis Drive Elementary and Davis Drive Middle Schools, both of which are extremely popular. There are plenty of grocery stores nearby, and it is convenient to both Cornerstone and Beaver Creek shopping centers.
Things to do
Nearby is Thomas Brooks Park which has 4 lighted baseball diamonds, 2 basketball slabs, 2 soccer fields, a playground and picnic areas. Thomas Brooks Park is also home to the USA Baseball National Training Complex. There is plenty of shoping and restaurants at The Streets at Southpoint, a new mall on the south side of Durham that is only minutes away. Also, Beaver Creek Commons shopping center is to the south at the intersection of NC-55 and US-64.
On the south side of Cary is the Koka Booth Amphitheater which runs events ranging from Shakespearian plays to classic rock concerts to hosting the Raleigh Symphony for a summer pops series. The Amphitheater is located in Regency Park and also hosts a huge 4th of July celebration every summer.
Within 10 to 15 minutes you can also go to the movies, go ice skating, roller skating, bowling, and visit numerous Cary Parks. If you open your drive up a bit you can spend an afternoon boating on Jordan Lake, enjoy the museums in downtown Raleigh, expand your education at one of the eight local colleges and universities, or attend a major sporting event at one of our three local ACC schools. And for hockey fans Raleigh is home to the Carolina Hurricanes.
Trends
Sales in this subdivision have followed the economy, slowing to a low of 2 sales last quarter. The good news is that the sale price per square foot has remained farly strong around $130 per square foot, which is quite good for an entry level subdivision. This number clearly dipped in the last quarter, but with only two homes sold it is impossible to determine if this is a trend or simply a reflection of those 2 particular home sales.
