watch the first 14:37
Life is Hard.
Even with a positive attitude.
Have you put off memory making moments
with family to make money?
Watch the first 14:37 seconds.
Imagine you are your industries thought and
training leader.
You grow.
The market collapses.
You have financial pain.
The company you invested $3million
of your cash crashes.
Mostly your fault.
The training contracts for $2million plus were
canceled as those companies folded.
Your spouse's cancer returns.
You sell the remains of your company to another
within the industry.
That doesn't work out.
To pay bills, you sell your watches on eBay.
A $42,000. watch gets $16,000.
And then your spouse of 25 years dies,
leaving you and two sons.
What are the lessons learned?
What new choices would you make?
What would you do differently?
Todd Duncan, author, trainer, and mentor, made his
first public speech after his wife's passing at
the Mortgage Revolution event in San Fran.
Powerful perspective.

I was going to do an update on the Stoneridge/Sedgefield neighborhood in Chapel Hill. (Conveniently located in the Chapel Hill School District, but NOT in the city limits. Thus no city taxes, but great schools.) It also happens to be MY neighborhood, so I keep an extra close eye on it. However, there is currently only one house on the maket and in the past year exactly ONE house has closed. (There have been a few that came on, sat for a while, and were withdrawn.)
The current house on the market has been on for a while and has had two price reductions. No takers so far. The house that did sell several months ago had been on the market for over a year, though it finally went at a decent price. It was one of the smallest and lowest priced in the neighborhood and sold just before things got really bad. Lucky for them.
This makes it difficult to come up with comps for this “new” market we are in. It also makes for a boring update.
Best advice? If you must sell, do so aggressively in price and staging, inside and out.

Stoneridge is located north of Chapel Hill in a lovely, wooded area of town. This neighborhood has very easy access to downtown Chapel Hill, Durham (and Duke University) and I-40. The homes in this neighborhood were built in the 1970s and 80s and range in style, type and size and are situated on acre to two acre lots. There are many beautiful homes in this neighborhood and many have had lovely updates and additions. The Stoneridge swim and tennis club is located here. This club has a swim team which forms a total team with the Chapel Hill Tennis and Swim Club swim team. It is not a requirement to be a member of the club to live in this neighborhood.
Schools: Seawell Elementary, Smith Middle School, East Chapel Hill High

The next neighborhood I picked for some statistics is the Stoneridge/Sedgefield neighborhood. It is located along Whitfield Road about one mile east of 86. It is in the area that is in the Chapel Hill School District, but not in the city limits. So, great schools, but no city tax. (There is a special school tax, but it is worth it!) Most of the homes in this neighborhood were built in the early to mid eighties, with at least an acre of land.
The chart shows the number and stats of the active homes in Stoneridge/Sedgefield as well as the houses that have closed in the past six months. These figures are a pretty good indicator of the average price in this neighborhood. You occassionally get houses priced much higher, but those are BIG houses on BIG lots!
So, if you want to be close to everything, but still have your “space”, check out Stoneridge/Sedgefield. Email me, or give me a call at 919-417-9753 if you want more info.

If you are looking for a home that will give you the privacy you want, yet still be close to everything in Chapel Hill, as well as being in one of the best school districts in the state, look no further! The neighborhood known as Stoneridge/Sedgefield is for you. Located off of Whitfield Road about 1 mile east of 86 this community is in the Chapel Hill School district, but not in the tax district of the City of Chapel Hill.
Most homes were built in the late 70's early 80's with lots of yard space. Homes, when available, range in price from the mid $300K to over $1,000,000. The community also has an outstanding clubhouse with pool and tennis courts. And as I mentioned, the location is perfect! Close to everything but with the feel, and privacy, of the countryside. I know all this because it is also my neighborhood. We moved here from northern Durham County a little over a year ago. It was the best move we ever made.
