Charlotte - Chantilly Neighborhood Real Estate Update

April continued the steady trend of closings that the Chantilly neighborhood had experienced for the last couple of years. In April only three homes closed, which was the same as it was in March and the year prior. The three closings had an average sales price of $441,667, a 35% increase year-over-year.
So are prices up 35% in Chantilly?
Buyers are taking advantage of the decline in home prices throughout Charlotte to afford more home than they could just a few years ago. In Chantilly in 2006, homes were selling at approximately $210 per square foot. In 2009, that figure remained at a very healthy $202 per square foot. Today, the average price per square foot has fallen to only $164 per square foot.
Sellers received only 86% of their original asking price and the average time on market before contract was 190 days. Of the three closings, two of the buyers utilized conventional financing, one paid cash, and one of the three sellers offered a seller concession of $3,500.
While only two of the 36 listings currently for sale in Chantilly are bank owned foreclosures, there are two additional REO's not yet on the market and three other homes in Pre-foreclosure (data courtesy of Realist). The two current REO's are 2650 Bay Street (4 Bedroom, 3 Bath remodel at $359,900) and 2213 Shenandoah Ave (5 Bedroom, 2.5 Bath "new construction" at $424,900).
The increase in inventory has certainly led those in the market now getting a great deal. What had become a heated neighborhood during the boom in Charlotte is now deflated and smart buyers are taking advantage.

These post-war dollhouses were built when two bedrooms and one bathroom could accommodate a family of four or more. Solidly constructed with hardwood floors, plaster walls and adorable curb appeal, these homes are ideal for people who want a great home in an established area.
With its beautiful oak-lined streets, many renovators and home owners are discovering they can’t beat this terrific in-town Charlotte location. You will see many of the homes have been “bumped up or out,” meaning with attic conversions and room additions houses are going from 1,000 square feet to 2,000 square feet.
