That's double the amount from a year earlier and closer to the average of 10-12 home sales per year for the neighborhood. 

2003 had the highest amount of home sales and recent lows were in 2006 and 2008 when just 4 neighborhood homes sold. 

The average sales price for Hembstead homes that Sold in 2010 was $546,550 - that's DOWN from the past few years and just below the 2006 and 2007 average sales prices for the neighborhood.

That jump in 2009's average sales price was due to more homes sold at the upper neighborhood price ranges.

The Short-Term view on Hembstead average home sales prices:
DOWN 21.5% from 2009 to 2010 (fewer sold homes in 2010 were at the upper price points)

The Long-Term View on average neighborhood prices:

The Hembstead neighborhood in Southeast Charlotte NC is located across from the Arboretum shopping center, behind the intersection of Providence Rd and Hwy 51. Established neighborhood living with shopping and dining located just across Providence Rd at the Arboretum, convenience to Uptown (and an easy commute along Providence Rd) add to this wonderful neighborhood's appeal.

Neighborhood homes were built from the early 1980s through the late 1990s and includes spacious floor plans from around 2800 to more than 5,000 square feet of living space.

2 story homes are most common in the Hembstead neighborhood, and some homes have basement foundations.

 

There is a neighborhood homeowners association and community amenities include a pool, tennis courts, recreation area and private walking trails within the neighborhood.

The available homes for sale are currently priced from the Upper $300s to Upper $700s
