NoDa - Just 3 miles northeast of Center City Charlotte, The North Davidson Arts District, has been transformed into a trendy village with a delightful artsy edge. A variety of restaurants, antique shops, decorator emporiums are tucked in next to second-hand shops,flee markets galleries, and performance halls. This neighborhood is made up of mostly Craftsman style bungalows, and an increasing number of townhomes, condos, including some converted mills.

NOrth DAvidson, originally a mill village that operated almost independently of Charlotte, had become a haven of poverty and crime in the mid 20th century. But in the past 20 years it has been redeveloped as a home of the arts. It has quickly become a fast growing urban neighborhood which is in history with a strong sense of community, filled with diversity and creativity.

NoDa is now home to the City’s best collection of galleries and performance venues; some of the funkiest shopping and full service restaurants; and because of the central location of the galleries, neighborhood theater, coffee shop, bakery, the local eateries, live music and the YMCA , it is an easy walk from any neighborhood in the area .

Check out the Gallery Crawl twice a month to experience NoDa’s unique street scene. Every 1st and 3rd Fridays throughout the year from 6:00pm to 9:30 pm.

NoDa is undergoing revitalization so many homes in the area ( most built in the early 1900’s) are being renovated and resold. Remodeled bungalows are ranging in a price range upwards of $400,000, while townhome/condos are selling for $150,000 and up.

Below is the market trends over the past three years for the area from October 1st to September 30th.

3 years ago there were 45 homes that sold for an average sale price of $242,226. They were on the market for an average of 63 days.

2 years ago there was 23 homes that sold for an average of $239,226. They were on the market for an average of 161 days.

Last year there was 27 homes that sold for an average of $185,158. They were on the market for an average of 113 days.

Currently there are 29 homes actively on the market for an average asking price of $258,883. They have been on the market for an average of 188 days.

An old textile mill area of is a thriving area of Charlotte. below is the market trends over the past three years for the area from August 1st to July 31st.

3 years ago there were 42 homes that sold for an average sale price of $239,738 and they were on the market for an average of 60 days.

2 years ago there was 31 homes that sold for an average sale price of $236,593. They were on the market for an average of 136 days.

Last year there were 26 homes that sold for an average of $197,641. They were on the market for 116 days.
