- had an Average Sales Price of $217,678 (range was $129,000 to $312,500)
- spent an Average of 137 Days on the Market (range was 26 days to 251 days)
- sold for an Average of 86.1% of the Original List Price, average of 94% of the Final List Price
- Seller Paid Closing Cost Contributions of $1,000 to $8,000 were included in 9 of the 14 recently closed Olde Providence neighborhood home sales
Sold activity has been highest Under $300k (the majority has been Under $250k)
Available homes for sale are priced from Under $200k to the Low $200s but the majority (70%) are at the Low $200s
The supply of homes for sale in Olde Providence is DOWN again as of December 2011 to 4.3 months of real estate inventory - as the amount of Available homes for sale dropped off and the Sales pace went UP.
This month's real estate inventory level is a new LOW for 2011 (also a low for the past 18 months!) and below the supply of homes for sale at this time last year.
For the first time in quite a while the amount of Olde Providence neighborhood real estate inventory is BELOW balanced market conditions.
The currently available homes for sale are ranch and tri-level home styles (some with basements)with 3 to 4 bedrooms, 1.0 to 3 baths and living space from under 1500 square feet to more than 2500 square feet.
