There were 6 successfully closed home sales in Charlotte NC's Wessex Square neighborhood in 2011.

That's UP from the low in 2010 when just 3 neighborhood homes sold but still one of the lower amounts of home sales over the past 10 years.

Still, the 2011 activity was the first increase in sales activity since 2007 and broke the trend of declining home sales.

The average sales price for Wessex Square homes that SOLD in 2011 was $235,666 - that's DOWN from a year earlier and just below the 2006 average sales price for the neighborhood.

From 2006 through 2010 average prices were actually very consistent and there wasn't much change in either direction.

2011's average sales price in Wessex Square was still well ABOVE all of the 2005 and earlier average home sales pricing in the neighborhood

The Short-Term view on Wessex Square average home sales prices:
DOWN 6.7% from 2010 to 2011

The Long-Term View on average neighborhood prices:
UP 27.5% from 2002 to 2011 (that % already includes the recent decline)

The Wessex Square Neighborhood homes (there's only 1 available right now) currently on the market are priced at the mid $200s

Wessex Square Neighborhood Homes for Sale

Recently SOLD homes are the largest piece of neighborhood real estate activity.

Available homes for sale are still very low in Wessex Square as of February 2012.

The only changes over the past month was a short sale listing withdrawn and taken off the market and 1 new listing which is the only currently available home for sale in Wessex Square, priced at $255,000.

The neighborhood real estate inventory level is VERY LOW (less than 1 month!!!) at a 0.85 month supply of homes for sale - that's well below balanced conditions and Wessex Square is NOT experiencing an oversupply of homes for sale right now.

SOLD activity in the neighborhood is dominating the real estate activity, and while there are still options for Buyers to consider (just 1 option at the moment), there's NOT an excessive supply right now.

The Upper $200s have ALL of the Available Wessex Square Homes For Sale

Under Contract activity is ALL at the Low $200s right now.

Recent home Sales have also been highest at the Low $200s

The current real estate activity in Charlotte's Wessex Square neighborhood continues to be focused within the Low and Upper $200s
