Only One House Left In Wyndfall Subdivision, Clayton North Carolina!
Yes, we closed on 231 Carrie Dr. today, a month of dealing with a well test issue and 114 Kirkland Court closed in September. So now the only home I have left in Wyndfall Subdivision is 261 Wyndfall Lane.
All of these homes have something to offer for the new owners. 231 Carrie Dr. had a fenced yard and a work shed.
114 Kirkland Court was in a quiet Cul de Sac. 261 Wyndfall has 1.8 acres of awesome woods, completely private. 261 Wyndfall is listed for the great price of $139,900, it has three bedrooms two baths a huge kitchen with lots of counter and cabinet space. It has two decks one screened and the other has a hot tub (see private 1.8 acres).
OK, River Dell Elementary, Archer Lodge Middle and Corinth Holder High are the schools for Wyndfall Subdivsion. Check out there grades at the NC School Report Card and see where they rank. Our boys go to River Dell Elementary and they have great teachers, an awesome admin staff, lots of parents involved with the school and they are a School of Distinction Archer Lodge and Corinth Holder are newer schools, in fact Corinth Holder just opened this year so they have no report card obviously. They do have the most amazing campus I have seen in a while.
So if you are looking for a house under $140,000 in Clayton North Carolina with lots of land in a great subdivision with good schools, close to shopping and close to Raleigh, Wendell, Smithfield....look no further than 261 Wyndfall Lane.

I can't remember what came first the blog contest or the water test on my listing that was supposed to close a week ago.
Either way both had me looking under the sink, the test kit actually had me looking in the shed, the closet, my office, tool box until I had an idea! yep there it was the Aqua Chem Chlorine, Bromine and PH test kit that I bought a couple of years ago to try and get another listing that was under contract sold.
You see in Wyndfall Subdivision in Clayton, NC most of the homes are on well water and because the whole of Johnston County is covered by the USDA rural loan program, a lot of buyers choose to use the 100% financing that they offer, here's the problem USDA requires a clean well test before they will approve the loan.
Guess what? nearly every well out there has some form of bacteria in it so in order to pass the test, somebody (agent) goes out and pours bleach into the well then runs all the taps in the house, leaves it for 24 hours, come back and runs the water until all the bleach is gone.....here comes the Aqua Chem test kit.
If the Test shows no chlorine then it's off to the county lab to have it tested, except on Friday, they don't take tests on Friday. We will be ready on.... you guessed it, Friday, so now we have to wait until Monday for a re test and then hopefully we will be able to close.
This could have been avoided but unfortuntly the mortgage broker and the agent have never done a USDA loan before so they had the test results for three weeks and did nothing about it!
Make sure when you are buying a house in Johnston County, North Carolina that the mortgage broker and real estate agent are knowledgable in the loan conditions and how to resolve them, like Cindy Prince or Steve and Eleanor Thorne

Who Nicked My Blog Post? Go on admit it you took it and hid it on me didn't you?
I wrote a blog post on ActiveRain on Friday titled Open House in Clayton This Weekend at Wyndfall There Will Be Three Houses Open. and copied it to Trulia and Blogger. Nine minutes later it was position three and six on page one of Google for the search term "open house in Clayton". I have seen times where I will rank higher on my computer I believe because of cookies so I asked everyone in my office to Google "Open House in Clayton" and see where it ranked. Number three on one and four and five on another both page one. forty agents and only two replied, but that's another story!
So off I go and get ready for my three open houses ( which was a bust by the way). Saturday morning I Google " open House in Clayton" guess what? GONE I mean GONE!! Today my Activerain outside blog is on page three, a Localism link is on page four, and my ActiveRain post page five. get this though, there is an older ActiveRain Post on page one.
Debe Maxwell wrote a timely post titled I Used to Think ActiveRain was the ONLY Blog I Needed where she addressed duplicate posts and the consensus appears to be that it does not affect your ranking on Google.Thanks Debe if you have not read it get over there and read it.
So can anyone help me find out where my post went and what I can do to get it back on page one of Google for "open House in Clayton" albeit a bit late?

Open House in Clayton This Weekend at Wyndfall There Will Be Three Houses Open.
We are having an Open House Event This Saturday in Clayton, at Wyndfall Subdivision, we will have 114 Kirkland Court open, along with 261 Wyndfall Lane, and 131 Carrie Drive. All homes will be open from 1-4pm and we plan on having some very important people present when it comes to buying a home.
