Mark, Robert and Laura all gave you advice about what to do about buying the lot. You asked your agent, Marianne, what she thinks you should do. Marianne said that it's a great time to buy a lot and build because prices are down for land, labor and materials. So she suggested that you go ahead and get the lot now and put your house on the market asap.

You are excited about looking Staged and ready to sellat lots and nervous about everything involved in getting your house ready to sell and also about the necessity of moving to an apartment.

Several weeks have gone by now and Marianne has helped you stage your house and provided contacts for the window washer, painter and carpet cleaner so everything will be ready when showings start at the open house on Sunday. It looks awesome! The marketing is ready to go including a video and web site just for your home. You have have priced your house just below the list price for other homes for sale in the neighborhood to encourage a quick sale and close to full price offer. You are really happy that homes in the Chapel Hill/Carrboro School District ,unlike most parts of the Triangle, have actually slightly gone up in price in the past couple of years although time on the market is longer.

It's time to start planning the new home. You know that Chatham County has low taxes compared to in the Town of Chapel Hill and you like the location. There is also a good selection of lots on the market and you should be able to get a good deal. That's where you decide to start looking.

Marianne takes you to look at some new neighborhoods and now you realize that you need to decide if you will buy from a builder in a neighborhood with predetermined plans that you can customize to get the special details you want or if you want to go ahead and buy a lot, work with an architect and engineer and then have a contractor bid on the job. Two very different ways to go. Any ideas? What would you do?

Briar Chapel at Fearrington

Last night Briar Chapel Hosted a special dinner celebration at Fearrington House for Realtors who have supported the neighborhood.The focus of the evening was food, fun, and wine.

Representatives of the builders were there. Shirley from Vanguard Homes was really happy about a weekend sale. Her buyer had been waiting to sell her home before she could buy and it finally happened!

I haven't been to Fearrington at night for a long time and I was amazed at how pretty it was with the lights hanging in the trees.

The dinner was held in the Garden Room which is popular for weddings and becomes an open air pavilion in nice weather. This night, the walls were down and there was a roaring fire in the huge fireplace.

The food was outstanding. It was a buffet and I had no idea when I got in line how extensive the menu was. I filled my plate with the smoked pork tenderloin with blue cheese bread pudding, then saw the rib eye with spinach and shrimp in remoulde sauce. I had to pass on the little southern fried chicken biscuits and many other dishes.

The light wasn't very good for my photos. When I got home and excitedly showed the photos to my husband he said it could be a plate from Wilbers- or anywhere, so here is a link to beautiful food photos from the Fearrington web site. He was probably just jealous!

Chatham County New Home Listings Down 23% to Last Year

New Homes Under $300K Show Biggest Drop

Looking for a new home in the Raleigh area? Thinking the choices have gotten a little thinner? You're right....

New Home inventory in Chatham County NC was down 23% in November 2009 versus November 2008.

In September 2009, new home inventory was only down 16% to the same period in 2008.

Chatham County, which includes areas around Jordan Lake, south of Chapel Hill, Pittsboro, and Siler City, has been lauded for rolling, wooded hills and unspoiled terrain.

Chatham County saw some shifts in new home inventory levels. Some price points saw more inventory, while others saw decreased inventory.

  • New homes in Chatham County under $300K reduced from 33 listings last year to only 16 listings this year, a 52% reduction in new homes at this price point.
  • New homes in Chatham County from $300K to $399K decreased 30%, from 27 listings in November 2008 to only 19 listings in November 2009.
  • Chatham County new homes in the $400-499K price point saw the only single family home increase, from 26 to 31 homes.

There have still been a significant number of sales in these price points - the increased inventory at these levels may be partially reflecting an increased demand.

In November 2008, there were 217 new homes listed in Chatham County NC.

In November 2009, there were only 168 new homes listed in Chatham County NC. Some of these new homes may be just beginning construction, or may be home and land presale packages - the number of completed new homes is much lower.
