When you decide it is time to move, it is important to engage your children in the process. Depending on the reason for the move and the distance, moving can cause some concerns for children that parents may not be aware of right away. Moving often means going to a new school, leaving favorite playmates, and experiencing a lot of uncertainty about what the new neighborhood will be like.
The transition will be a lot easier if your children support your efforts to get your current home sold. How can you get them involved in the process? Include the whole family in discussions about the move and invite the children to participate in house-hunting trips. Ask for the children's cooperation in keeping their toys and clothes picked up. Teenagers may be especially touchy about strangers invading their space, and may resist keeping their room in "showing" condition. Stay communicative with your children about developments in the home sale to help them feel connected to the process.
Work with a real estate agent who is comfortable with children and can remain sensitive to your children's needs and concerns. When the house sells, take the whole family out to celebrate the event.

Will the Tax Credit Expansion Really Help Sellers - Moving Up?
The Tax Credit Extension for First Time Home Buyers until April 2010 is great and will keep the momentum going for some markets. The Expansion to Homeowners who have lived in their home for the last 5 years, makes me kind of do a Hmmmm.
If we really think about it, once signed in to law the most important step for sellers will be to Sell their "Existing Home"! We have one of the best and most robust markets in the country, here in Fayetteville. But, with the holiday months coming, just like most markets we see a slight downturn.
Sellers typically do not like to place their homes on the market during the Thanksgiving & Christmas holiday months. In essence, if Sellers delay we would only have a total of about 4 months to list, sell, find a home and place under contract (with a Contingency on Closing on their Existing Home).
Motivated sellers that have a sense of urgency will most likely fare well in selling their home during the Thanksgiving & Christmas holiday months. This motivation and sense of urgency will help ensure they don't miss this rare opportunity to sell their home, upgrade and receive the proposed $6500 tax credit.

I had the opportunity to visit the new living accommodations called Randolph Pointe on Ft. Bragg today and let me just emphatically say, "IT IS AWESOME!!!" to sum it up in 3 words or less. There are over 300 one or two bedroom units with full-sized appliances, computer stations and large closets (Ladies). The complex even comes with a pool, a media/theater room with kitchen, exercise equipment, and garages for rent. The only criteria to move into one of these great apartments is to be active duty military E-6 and above, receive BAH and be unaccompanied. If you're concerned about furnishings, the wonderful staff has teamed up with a furniture company that reasonably rents top of the line furnishings....it's beautiful too. In my 20+ years in the Army, I have NEVER seen such housing provisions made for our Soldiers.
If you are headed to Ft. Bragg and are in need of housing, YOU WANT TO CALL THIS PLACE to rent and YOU WANT TO CALL ME if you prefer to buy off-post. Regardless, you won't regret either decision.
