What it takes to do a good job

Davie County real estate is still holding strong. Despite the nationwide housing crunch that the media is blasting out, property in Davie County is holding value. You might say: "but houses are sitting on the market much longer and I can not get the amount of money I need from my property." I would say that it is taking longer due to the price (most often a lack of offers is due to overpricing). The most important factor in real estate right now is correct pricing. I listed a home in Advance, NC and had multiple offers within 30 days. Does that mean I priced it too low and I should have listed it higher? No, it means the property was priced right and I did exactly what I told the sellers I was going to do.

This is not always the case. Sometimes the property is priced well but perhaps the location of the condition of the property is preventing the sale. This is yet another problem with many less experienced agents. They are great at telling you what you want to hear, but awful at telling you what you need to hear. Honesty is always the best policy. My goal is to accomplish your goal of selling your property. Sometimes this means I have to tell you something you do not want to hear. If there is something that might prevent the sale of the property then it must be addressed.

Do not get me wrong, I am not a Negative Nelly. I focus primarily on the positive. For most folks that is getting their property sold. That is what we, at Keller Williams Realty, call a Win-Win.

I was talking to an associate of mine just the other day and we were discussing how difficult a market analysis is for many agents. It seems that lots of real estate agents have a hard time determining the market value of a property. We discussed this at length and tried to determine the cause of this phenomenon.

We determined that is all boils down to knowing your market. When you know your inventory and know what is being sold and what is not, then you have the edge. There is always something about determining value that is a "gut feeling." It is that innate understanding of the market that allows a good real estate agent to determine proper value.

Again, do not get me wrong, the market is ultimately what determines value. However, sometimes the numbers are not exact and it takes experience and good judgment to make the call and set a good value range.

I feel like this is something that we are really good at in Davie County. It is hard to be really good at this in more than a few areas simply due to the size of the market you have to know and study. However, when it comes to Davie County real estate and home values, we know our market.

Growing up in Davie County and watching the market of many years has contributed to our success in this area. Also, the quality training provided by Keller Williams Realty has helped to refine our skills. I grew up in the Mocksville area after briefly living in Advance. Later, my associate and sister moved to Advance where she continues to watch the market on a daily basis. After living in Mocksville, and Advance I actually moved to away from Davie County. I now live in Davidson County near High Rock Lake. I still watch and study the Davie County real estate market, thinking that I might someday return there. Meanwhile, I also have learned the High Rock Lake real estate market. Being on the lake often granted me the geographical knowledge I needed about the lake. Later, investors, buyers, sellers, and my own search for good deals have really taught me all about the High Rock Lake real estate market.

I suppose the moral of this whole story is: as an agent you must know your market to accurately determine value; and an intricate knowledge and experience in your target areas will allow you to become the best you can. Likewise, as a buyer or seller you want an agent who meets the before mentioned criteria. Suffice to say that if you are a buyer or seller in Davie County or at High Rock Lake, we are very qualified to assist you in all of your real estate needs.
