Festivale Italiano 2009

The goal of Festivale Italiano is to embrace the entire Greensboro community and to provide food, activities, education, art, and atmosphere that is truly Italian. This is our opportunity to step forward to celebrate a wonderful culture and a very important segment of our community! Authentic food, drink, music, art, education, bike ride, games - everything Italian will be celebrated.
Downtown residents will certainly want to open their windows to catch the wonderful aroma as local restaurants prepare food for the day, listen to the traditional Italian music and entertainment, and to feel the excitement as hundreds of families fill the streets of downtown Greensboro on this Sunday afternoon!

The USDA Rural Development Programs for 100% financingis still available and one of the few ways to not have to pay alot to get into a home. So if you partner the USDA program with the Home Buyer's tax credit now you can get paid to buy a home.
Below you will see the mapping tool the the USDA has on their website to help determine the eligibility of the home in question. You can pull up the address of the home and check and see if it falls within the areas set out by the United States Department of Agriculture Development Program. So for those First Time Home Buyers there still is a way to get in a home as long as you are willing to live in a rural area. 
While you can see every state some of course have more areas available for the program then others. The nice thing about the Triad here in North Carolina you can have both and not be far away from either.

Congress passed an extension of the First-Time Homebuyer Credit. It is expected to be signed by President Obama this morning. The new bill has some more generous provisions than the original law. It increases the allowable adjusted gross income to $125,000 for single taxpayers and to $225,000 for those filing married filing jointly. Added to this bill is a $6,500 incentive for current homeowners who have lived in their current home for at least five years. The $8,000 credit was due to expire at the end of this month but will now continue through June 30, 2010. Here in Greensboro, we have seen an increase in home sales for houses priced below $200,000. Perhaps with these new incentives for existing homebuyers who want to move into a bigger home, we will see home sales in this market increase, as well.

The Home Buyer's Tax Credit Extension is almost there the bill H.R. 3548 Worker, Homeownership, and Business Assistance Act of 2009 has been passed by Congress and now the Senate. We are just now waiting on a stroke of the pen from the White House.
Now some of the changes are still being filtered out but it does seem on first read that the First Time Home Buyer is not the only people that will benefit. Now other home buyers can benefit.
Now the deadlineshave been changed from December 1, 2009 to May 1, 2010. Another twist seems to be that they have also added even more time by saying that if a taxpayer enters into a binding contract before May 1, 2010 to close by July 1, 2010. So the homebuyers may even get a little extra time.
Now the home buyers that have previously owned their own home the amounts have been changed from $8,000 to $6,500 and from the bottom of $4,000 to $3,250.
The income limitations are being changed from 75,000 ( 150,000 to 125,000 ( 225,000. So even the middle to upper middle class can take advantage of the tax credit.
The cap on the purchase price is now at $800,000. So that should open up quite a few doors.
Some more little known facts are that individuals on Qualified Official Extended Duty Outside the United States for at least 90 days after December 31, 2008 actually will have another full year and instead of the May 1, 2010 and July 1, 2010 deadlines they will have until May 1, 2011 and July 1, 2011.
