There has been a request for market statistics for higher end homes sold in 2007, Haywood County. Stats have been pulled from the Western NC Regional MLS for 2007 in the price range of 1,500,000 and above. During 2007 there were 11 homes on the market in this price range. Currently, there are 13 homes on the market in this price range. In 2007, (1) home sold above 1.5 million dollars. The home was listed for $1,650,000 and sold for $1,600,000. It was on the market for 245 days and was located in the exclusive subdivision; The Smoky Mountain Retreat.
What does this mean for the price range? If you have one home sell a year in a price range and there are currently 13 homes on the market the math is simple! There is currently a 13 YEAR inventory of homes in this price range in Haywood County. That is a great example of a absorption rate for a specific market. Of course the absorption rate can change at anytime, but the current market is not in favor of the higher end homes in our area. If you are looking to sell in this price range you must have the home priced properly, staged properly, and marketed properly so those few buyers that will come through to see your home will remember it. Haywood County, NC residential real estate sales for January 2008 are easily compared to the four previous months in the numbers below. Haywood County, NC encompasses Maggie Valley, Waynesville, Canton, Clyde, Lake Junaluska, and surrounding areas such as Jonathan Creek. The length of time homes are on the market increased during January, and the number of ’solds’ was down quite dramatically. Today, February 13, 2008, we have 969 active listings in Haywood County, NC. The absorption rate looking at today’s active listings, if you use 31 closings in one month, is in years rather than months (let’s just say over 2 years) … but I hasten to note we are historically slower at this time of year, albeit not quite this slow.

Comparing the Haywood County, NC homes sold reports for the periods of January 1 thru February 12, 2007 vs. 2008 produces the following numbers, illustrative of the present residential real estate trend in our area (Maggie Valley, Waynesville, Canton, Clyde, Lake Junaluska).
Three bedroom homes remain the best sellers in volume. Homes in the $700,000 to $799,999 took the longest to sell during the referenced period of 2007; homes in the $500,000 to $599,999 took the longest to sell in the same period of 2008. The price range of $100,000 to $199,999 had the most ’solds’ during January 1 through February 12, 2007 as well as 2008.
See the numbers in red, white and blue... but not much black. Not candy coated.
