Tuscany in Clayton Gets A Huge Turnout for Their Open House Event.
It Might Have Been The Food But I Have Not Seen This Many Realtors at an Open House in Years!
I'm telling you, they were everywhere today at Tuscany in Clayton on Highway 42 East. We were treated to a Rustic Italian Spread catered by Creative Caterers.
Tuscany is a magnificent development just outside Clayton and I'll be writing about the homes later but I was really encouraged by the turn out today a wet dreary day.
There was a tent set up with tables and agents were talking to mortgage brokers, builders, phones were ringing and there were three Sold signs already up.
These are great homes in the $167,000 -$200,000 range

Market Report - Johnston County NC
Looking for a new home in the Clayton NC area? Thinking the choices have gotten a little thinner? You're right....
New Home inventory in Johnston County NC was down 51% in third quarter 2009 versus third quarter 2008.
There were fewer new home listings in Johnston County NC in every price point.
There were 44 single family homes were listed in the Clayton NC/Johnston County area under $150K, making Johnston County NC one of the most affordable areas in the Triangle.
The $300-399K price range had the most significant reduction of Johnston County NC new home choices - from 120 homes in 2008 to only 36 homes in third quarter 2009, a new home inventory reduction of 70%.
Clayton NC area new homes in the $200-299K range saw a 50% reduction in inventory levels, from 271 to 136 new homes.
And new home listings in the under $150K price range saw a 63% reduction, from 120 homes to just 44 homes.

In third quarter 2008, there were 840 new homes listed in Johnston County NC.
In third quarter 2009, there were only 411 new homes listed in Johnston County NC.
Builders are building fewer "speculative" homes, and more home buyers are opting for completely custom packages, in every price point (which means the homes are not listed, but completed to the buyers exact specifications).
If you're looking to purchase in these price points, you'll have more competition for your new home.

Under $150K new homes in Johnston County saw 75% more than the average number of showings versus listings in September 2009.
$400-499K new homes in Johnston County saw 80% more than the average number of showings versus listings in September 2009. Is there new interest in this price point?
