Johnston County Homes , North Carolina, qualify for 100% financing through the USDA.

The entire county qualifies for the loan program through the USDA which allows home buyers to do 100% financing. Certain credit restrictions apply and there is an income limit depending on how many people will live in the home.

So if you think you would qualify, then now is the time to act as this loan program combined with the $8000 tax credit and historically low interest rates make this one of the best times to buy a home.

There are numerous subdivisions in Johnston County in every price range. Some of the towns like Clayton and Smithfield, the 40/42 community, offer subdivisions ranging from starter homes up to estate homes.

The window for the $8000 tax credit is rapidly closing as the loan must close by Nov 30 2009, that means that you must find the house you want, get all the inspections done, and get the loan approved and paid by the 30Th. There are new rules governing loans that might delay the process so not a good idea to leave this to the last minute

Johnston County 2009 Parade Of Homes Realtor Tour, aka, Parade Of WOW!

Yep it's that time again, Fall is fast approaching and builders are eager to showcase the hard work they've been doing all summer. The Parade of Homes in Johnston County North Carolina is amazing because you get to see beautiful homes in great subdivisions, all while being driven around in a van full of Realtors!

I am always struck by how much of Johnston County is still beautiful farmland filled with soybeans,sweet potatoes, tobacco, lots of horse farms and old barns. Yet there amongst all that, is new schools, highways, bypasses, shopping centers, and subdivisions. Of course this year was a tad smaller than previous years, I enjoyed it more, you had more time to spend at each house and discuss with the Realtors the pros and cons of the homes.

We started at 209 Gardner Lake Drive in Willow Spring, a beautiful three bedroom, two and a half bath, 2900 sq ft home in Gardner Lake subdivision. Beautiful Hardwood floors downstairs and an amazing bonus room upstairs very unique! It is listed at $309,950.Johnston County Parade of Homes

From there we moved on to Millstone Ridge where we saw an all brick ranch with four beds two baths and 1675 sq ft.This house is priced at $191,354

We moved on to 61 Carriage Creek Drive Unit in Johnston County Parade of Homes 2009Smithfield a three bed, two bath 2031 sq ft home. A Darryl D. Evans Inc. home comes with Stainless Steel Appliances The sweet thing with this house is the 1090 sq ft of unfinished space with the sheet rock in place ready to be installed at your leisure.

Wyndfall Subdivision in Clayton North Carolina has had 5 sales thus far in 2009, Prices have ranged from $114,475 up to $164,000. Average days on market has been 90 with a low of 35 and a high of 195. Sale price to list price has been a low of.973 with a high of 1.006, average is .991.

There is currently one house pending and one house listed for sale in Wyndfall.

Update from the Agent that attempted Career Suicide for a First Time Buyer

Thank you again for the tremendous response to my Agent Attempt Career Suicide for 1st Time Home Buyer-- ( aka My husband) I know is has been a long time the closing happened back in July! Moving and Getting settled took longer than expected. I will post some pictures once the house is more presentable to the web-world.

Buying a first home as a newlywed -- is not as easy as you would think. There have been many ups &downs and I continue to learn every stepof the way. Most importantly, I realize why ever buyer gets a little buyer's remorse-- It is just impossible to notice everything at a showing. There are hidden living expense that you try to plan for but still more turn up. ( eating out while moving, TP, Turning on/off stuff, paint etc) My mom has always considered a home a never ending masterpiece and I am beginning to understand why?!- The more I am in my new home I learn or notice something new.

Can You Really Notice Everything?

22 Things I Learned About Our House & Neighborhood AFTER MOVING IN!!!

  1. All the ceiling fans are dirty. ( its kinda gross when you realize its not MY dirt)
  2. The closets & rooms are bigger than I remember.
  3. Oh Yeah there is attic storage too
  4. Thank GOODNESS I painted before moving in!
  5. I have rabbits in my backyard-maybe deer? critters? & Definitely Mosquitoes that bite
  6. The grass grows really fast. I hope that is a good sign for my veggie garden
  7. Cats do not like moving - but are slowly adjusting
  8. The neighbor around the corner has major fencing w/ moving gates.
  9. Coffee tastes better when its made with well water in MY HOME.
  10. Bright & Sunny is great except when you are sleeping
  11. The hot water & water pressure in the master shower is great
  12. The master bath drain makes a loud gurgle noise.
  13. The A/C is much more quiet & colder than the apartment.
  14. It gets much darker in Willow Springs than North Raleigh ( street lights seem optional)
  15. There are 6 neighbors with Horses or Cows on my drive to work
  16. My drive took only 10 minutes (not 25) Yippee
  17. There are NO fast food chains close by. I want a chicken biscuit!!!
  18. The family next door has a Chow Mix - I don't know if it friendly yet.
  19. There is a Corn Maze & vegetable stand close by. I need a BBQ Grill.
  20. Gas is more expense out in the country.
  21. My street has pot holes or maybe they should be called CRATERS.
  22. Who is the garbage man and when does he come?
