Now that the leaves are falling off the trees it is the time of year Land Sales pick up here in Franklin, NC. The best way to buy & view land is to walk it. The cooler weather means less sweating while walking and climbing it and the best part for me it the Snakes are hiding. You can really see the land a lot better with all the leaves gone and also see the potential for mountain views if you were to trim some trees.

There are some really good deals on land here in Franklin, NC so if you were dreaming of owning some land here in the mountains, now is the time to buy. Yes there are several tracks of land for sale that are Foreclosures too. Sad? YES! But we must sell it too so the market to smooth out. It sure is a good time to invest hang on to it.

Here are some tips I tell my clients:

1. Never buy sight unseen unless you really trust your agent and they know what they are doing.

2. If the land is steep you will be paying more for the foundation for your new home but quite possibly paying less for the land.

3. Always make it contingent on getting a Septic Permit if there has not ever been one done.

4. The higher you go up the mountain the harder it is to come down in the winter.

5. If the land is questionable on a survey get a new one done.

Winter time is approaching as the wonderful Autumn and Fall is leaving us here in Franklin, NC. We have a abundance of Second Homes in Franklin, NC and a lot of you flea the area for the winter and some of us love the mountains all year round. Here are a few tips to remind you to get prepared for what the old-timers say "we are going to have a bad winter".

  • Set your heat to 50 degrees or more if you are not going to be here for the winter.
  • Turn your breaker off for the Hot Water Heater. There is not sense in heating water if your not there.
  • Have a knowledgeable person winterize/insulate your water pipes.
  • Remove water hoses from the bibs outside. You can also insulate the bib with a styrofoam cup.
  • Clean out the Gutters & Downspouts.
  • Put away or cover outdoor furniture and barbecues.
  • Reverse that fan "Reversing your ceiling fan is a small tip that people don't often think of. By reversing its direction from the summer operation, the fan will push warm air downward and force it to recirculate, keeping you more comfortable. Here's how you know the fan is ready for winter: As you look up, the blades should be turning clockwise.
  • 72-hour kit stocked with food, water, candles, batteries and other supplies for when the power goes out.
  • Have plenty of gas for the generator on hand but drain the gas from your landscaping machines and tools. ie lawn mower & weed eater.
  • Finally, check those alarms. This is a great time to check the operation -- and change the batteries -- on your home's smoke detectors.
  • One other reminder: To keep out cold air, fireplace owners should keep their chimney's damper closed when the fireplace isn't in use. And for the same reason, wood-stove owners should have glass doors on their stoves, and keep them closed when the stove isn't in use. Clean those chimney's at least once a year!

Have you ever gone looking for certain photos on your camera card only to discover there more than 400 photos residing on that card? Time to clean up that camera card! It's silly to keep these images to oneself, especially if you meant to share them anyway.

It might be the nature of our profession, taking photos upon photos of our listings. Sometimes we're taking pictures of things special to our clients. Add to that, lots of us have developed a true love of capturing scenes and events on our cameras. It doesn’t take long to have a ton of pictures to have to wade through.

For me, I’ll take photos and have in my head something I want to do with them but that pesky making a living thing gets in my way. Take these photos of the adorable Basenjis for example. Our friends/clients bought a home through us early this year and then months ago they held their housewarming party. Yep, months ago! When we were searching for the right house, lots of criteria needed to be met. One of the most important things though was finding perfect environment for the pet family of which these two Basenjis are just part of.

Basenjis are a breed that we weren’t familiar with but always had heard that they have no bark. Kind of sounds like heaven on earth sometimes. While they may not bark in the manner we’re used to hearing they do make an interesting chortling sound. They require a goodly amount of space to burn off energy and the right place for that is at their new home in Franklin, NC.

These little guys have great short coats and are true athletes. They spend a lot of their time indoors with their “humies” but when outdoors they have a huge run. Our friends’ first priority was to set up a large fenced run. The Basenjis are such little devils though, it wasn’t sufficient to just put the chain link fence up, the fencers also had to lay in mechanics cloth along the base of the fence to keep the Basenjis from tunneling out to so called freedom where no doubt they would have met with or created all sorts of mayhem.

It's incredible to me that I even got these shots. The boys NEVER stopped moving. All six photos were taken within 30 seconds. Recently we got new photos by email from the Basenji parental units proving that these boys can sit still and pose for photos along with their non-Basenji brother.

Back to cleaning up the camera, finally I’ve gotten these pictures off the camera and am including them in this post. At long last I will get them to the rightful recipients, they were meant to be shared all along. We are very happy for our friends and wish them long time good fortune and good health in their beautiful new home not only for themselves but for their four legged family members.

It's one of my favorite times of the year along with many other folks who flock to the mountains to see the magic show the tree's put on for us. Mother Nature is amazing this time of the year. For the past couple of weeks we been seeing the temperatures drop at night here in Franklin, NC and already have had lows in the 30's. No deep freezes yet but you can bet I brought my plants in just in case.

They say a long dry spell between spring and summer provide brilliant colors in the Fall so we should have one of the best seen in the past several years here in the Great Smoky Mountains.They also say that the Peak Fall Color should arrive anywhere between 5 to 10 days after the first frost. Knowing that has happened we have begun to see the colors. Areas like Highlandsand Nantahala have even colder temps due to the fact they are at a higher elevation than Franklin. You can count on a 10 degree difference between them. Of course the higher elevations will peak first and then come on down to the lower elevations.

The Dogwoods are in full color now with their deep red leaves and bright red berries. Yellow Birches, Red Sourwoods, Red & Yellow Maples, Yellow Pin Cherries and Yellow Poplars will be the first colors to give a magic show. They will be followed by the Yellow & Red Oaks and Sweet Gums, Yellow Hickories, Yellow & Brown Beeches and a variety of other colors and shades.
