Of course you can stage your own house! But should you? Or would the wise choice be to get input from an experienced staging professional.

What will potential buyers experience while touring your property. What will they remember about your property?

It goes without saying you will keep your house clean. (I always recommend a professional cleaning to my clients even with a spotless home.)

I remember years ago........We were having a party. I always tried to keep a clean house but I am human. I had cleaned from top to bottom, cooked, planned the guest list and gotten dressed to impress! Everyone had a great time! However after everyone left,I was exhausted! I grabbed a glass of tea and sat at the kitchen table. For some reason I looked up and there in the opposite corner was a cobweb! Why didn't by my husband , my kids or even my friends tell me or knock it down!

There are many reasons for this but let's discuss 4 of them.

1. They didn't notice- yeah right maybe???

2. They noticed but thought it would embarrass you. They love you! They would never hurt you. That cobweb is not worth hurting you, much less in front of all these people.

3. They didn't know how to correct the issue. When we know how to correct a problem or issue we think everyone knows. That is not always the case!

4. They didn't think it was important. We all have different placements on our important list. It might not have been important to them but it sure is important to you right now!

Those 4 reasons are also why a property going on the market needs an objective and experienced home staging expert.

Home Stagers analysis every detail- An experienced home stager analyzes every detail in the condition and presentation of your property. that is their job. That is what they are experienced in. In this event it was a cobweb but in the situation of selling your house there are many issues that you may over look but potential buyers won't.

Home stagers are tactful experienced in this situation-Home staging professionals are experienced in tactfully addressing delicate issues with home owners. As stagers, we realize that this is a highly stressful time in your life. You hire the stager to be your experienced and knowledgeable eyes. You want the stager to address and correct these issues so they potential buyer will never see it!

Experienced home stagers are great problem solvers- Often a room may appear smaller than it actually is. There are remedies to this incorrect impression. The house may feel choppy or poorly laid out. There are many possible solutions to this issue. The presentation may be highlighting the wrong positives in your house. A correctly implemented presentation plan will insure the viewers experience is positive, memorable and value implementing from steering onto your street to turning the corner while leaving.

Here’s the kind of neighborhood we CAN talk about! This was taken on the shores of the Spring Creek in Hot Springs, NC. These little neighborhoods exist as part of our eco-system and when you take the time to really look at them are quite beautiful.

There were several clusters adhered to the fallen timber all along the creek. The environment there must be just perfect.

Well, like a lot of ActiveRainers I was up too late last night searching for a replacement to Picnik. So far, none compare to the ease of use nor features. It wouldn’t surprise me though if an enterprising group of techies decide to fill the void that will be left when the ants finish demolishing the Picnik site. In the meantime, I'll make good use of the site while I still can.

The major things that are missing from the other sites (if any of the masters of the sites are reading this) are the photo license stickers and the incredible array of frames. Lots of the other sites also seem to need to be downloaded to the computer. If I’m going to download to the computer, I’d just as soon purchase software from a known and reputable company.

On a happier note…the very cool Victorian house in Hot Springs, NC with the awesome Spring Creek running along its shores…finally closed last week. The buyer seems delighted and has already exposed the brick chimney in the kitchen and discovered the original wood floors beneath the really ugly terracotta tile. I can’t wait until he and his wife get located here so I can see them more often and watch the progress on rebirthing this home.

While I still can, I created a small collage of a few of the Spring Creek photos I took last month. I’ll enjoy all the features of Picnik for as long as I can and continue to search for its replacement.

Home on the Land- Asheville Real Estate Journal - Land & Sustainability Series

The Asheville homes on the land series included the idea of sustainability—preserving farmlands and mountain landscapes— creating a way of life that could include orchards and vegetable gardens and possibly even working to restore the American Chestnut Tree. I included a farm tour slideshow of land and barns I photographed . I included lots of photos of beautiful, beautiful acreages. But just now it occurred to me that you might like to take a closer look at farms and farms/lands you actually can visit whether you already live in the Asheville area, or are relocating here.

Expect the Unexpected in Real Estate ~ Music on Mondays

We may not like it but we always need to be prepared to expect the unexpected. In real estate we should know that the unexpected can crop up at any point in a relationship or transaction and the only thing that makes sense is to dust off quickly, glean whatever lessons can be learned, improve your performance and move on to take care of the other folks you've been juggling at the same time. 

A bad investment for your client is also bad for you. If you're lucky that the endeavor was sincere but unexpected components cropped up, all you and your client can do is put a higher value on those components and avoid them the next time.

Oh yeah, and...Realtor, tighten your belt.

Ian Anderson, leader of Jethro Tull was always an “expect the unexpected” performer. Peel back the layers of many of the musicians of the 60s and 70s and it shouldn’t be any surprise how extraordinary their talent was nor the breadth of their abilities.
