All About Homeowners Insurance

Everybody who owns a home should get insurance on their property, and everyone who has a mortgage on their home MUST get an insurance policy. The lender will force you to carry a policy that covers fire and hazard insurance in order to protect their investment. In places like Florida you will also be required to take out windstorm insurance (i.e. protection against hurricanes). If you don't take out your own policy, the lender will take one out for you (which will be more expensive than the one you would have gotten) and bill you for it. If you don't pay what they bill you for insurance the lender can foreclose on your home so, the bottom line is that you should shop around and take out your own homeowners insurance.|

Homeowners insurance policies are broken into two parts, property protection and liability. The property portion reimburses you for damage to the home and contents. You are not required by lenders to get contents insurance because they don't really care what happens to your stuff inside the house as long as it doesn't devalue the home. The amount of insurance coverage is usually based on the estimated cost of replacing the entire home. The liability portion of the policy covers medical bills that occur as a result of people being injured on the property. For example, if a neighborhood kid trips on your property and breaks his leg or is bitten by your dog you could be held liable. Your liability coverage will protect you against this type of expense.

When shopping for homeowners insurance you should get price quotes from at lest 3 companies. Try online sites.

Some insurance companies may give you a price break if you have both your homeowners and auto insurance policies with them. You should inquire about this.

Flood Insurance
One of the most important risk items excluded from most homeowners insurance policies is damage caused by flooding. In some areas that are labeled as being flood zones, the lender will require you to take out an additional flood insurance policy. In some cases you can purchase insurance from the government as part of the National Flood Insurance Program.

Windstorm Insurance
Another exclusion in the standard insurance policy is "windstorm" damage. Pay careful attention to the "Hurricane" deductible. This may be a special deductible that is different that your other deductibles in your policy.

Earthquake Insurance
Earthquakes are another risk that are not covered be the standard insurance policy that you would have on the structure of your home. There have been problems with the availability of Earthquake policies. If you have trouble finding an earthquake policy, contact your state insurance commission.

17th Annual Blue Ridge BBQ and Music Festival in Tryon NC Tryon

If you aren't planning on being in Tryon NC this weekend, you may well be missing the best place to taste the south's best of the best BBQ grillers this year. This Friday, 3-11pm and Saturday 10am to 11pm, June 11-12th at Harmon Field in Tryon, you will find arts and crafts, great food, rides and entertainment for the kids and more.

Admission is $7 for adults and kids are free! Parking is fre as well. You can listen to a great mix of ecelctic music, eat the best food, and see some of the nicest crafts around all in one place.

Saluda NC's Seventh Annual Arts and Music Festival will ne held next Saturday, May 15, 2010 from 10:am to 5:00pm. It will be all along Main Street, in the little town that time literally forgot. This is the most unique artist community and the town is small and friendly. The stores downtown are very ecclectic and you will have some rare finds coming to Saluda. And did I mention the food is fantastic? There are several great places to eat, so just show up and waunder around. Saluda

This year is the first juried art show, so the artwork you will be seeing should be top notch. Enjoy the King Pup Radio Show with Phil and Gaye Johnson, a radio show performing from the Pavilion at McCreery Park starting at 12pm.

Bring your kids and visit the Childrens Tent, so that they can create their own art. The Saluda Senior Center will be open for viewing local artwork. And enjoy the architecture of a small town in the mountains. It will be a fun day that you won't want to miss.

Saluda is located just south of Hendersonville NC and can be reached from I-26, or by going south on Highway 276 from Hendersonville, just a 15 minute drive. See you there!

The musical portion of Tryon’s Fool’s Fest on Saturday, April 3, will feature the live debut of ‘Wishgrove’. Also playing will be local Celtic band ‘The Slow Jammers’ and the fabulous ‘Jim Peterman Band’. The music starts at 1PM, just after the parade.

Wishgrove is a rock band from the mountains of North Carolina. They write, record, and perform their own unique original music. The result of their chemistry is a wide ranging, high energy three-piece sound. This show actually marks their first anniversary of meeting, and beginning to write music together.
