We have a client that has had great success in 2008 selling real estate in Boone, NC. Usually people are suspect of the numbers and think that Echota must be doing something like huge discounts or some secret incentive program. The reality is that their secret is staying positive, having a good product for the right market and continuing to spend marketing dollars. And when I asked Mark Harrill, the developer of Echota, how he became the most successful community in North Carolina in 2008 he told me "2008 success started in 2001 by listening to what the market wanted." You see Mark never set out to build a monument to himself or make gazillions to have the lavish lifestyle of his developer peers. He wanted to create a special place for the largest segment in the market. A place that people would love, want to own and want to keep coming back to. Have they seen a slowdown, yes, but who wouldn't settle for only 92 closings in 2008 at higher prices than his 107 in 2007 or 187 in 2006. And oh yeah, he did 2 contracts in the first 8 days of 2009. A few of Mark's beliefs in this market:
  • A prospect today is not a "sheep" and needs attention immediately and their bravery needs to be openly recognized. He often asks people why they want to buy when the world tells them not to and then congratulates them on their independence and intelligence.
  • No bad news in the office. He and his sales VP, Will Sears, set a policy that stated sharing bad new was only allowed between 10-11 am. Get your day started, if you have bad news get it out at 10 and by lunch be over it and recover positive for a strong afternoon.
  • What is he doing personally to cope with the market? Mark says, "When times are tough, do what you know. All I know is real estate so I am fortunately in a position to look for great buys. So that is what I am doing." I also recall Mark telling me that with his success his belief is that he "...I feel like I could have anything but I desire nothing more."
I think we could all learn some lessons from Mark, his pragmatic insights, and others like him. And I knew that there had to be other people that would want to hear his success and share theirs so I posted a question on this week on LinkedIn.com and sure enough, good news came pooring in. It's been a pretty eventful winter so far hblowing rock real estateere in the Boone and Blowing Rock areas. We've had 3 snows so far that actually accumulated from 1-3 inches and even a little bit more in the higher elevations.

I have an extremely steep driveway so I'm effectively snowed in unless I want to park my car at the bottom of the hill and hike down in yak trax with a 3 month old baby. My husband teaches down the mountain and definitely has to park at the bottom in order to get out. I don't envy him at all. That's a long cold hike at 5:30 in the morning. Anyway, I'm not really complaining. Looking out of the window of our cozy one bedroom house at the snow covered mountains is enough to make up for a lot of the hassle.

Here are a few pictures. I find that taking snow pictures is a little like taking pictures of fireworks, it's hard to really capture, but that won't stop me from trying.

The ski mountains are most definitely glad that the winter is off to a good start. I haven't been able to get out and test the waters with my snowboard yet but I'm itching to go. Appalachian Ski Mountain opened a few weeks ago and has just opeblowing rock real estatened up for night skiing in addition to day. Sugar is up and blowing rock real estate moving as well. Sugarfest is coming up December 13th and 14th. Activities include fireworks, music, ice sculpting, a snowball eating contest, ski clinic's with Olympic medallists and the Burton Rail Jam Expression session.

Another interesting highlight is that Hawksnest Ski Resort in Seven Devils has recently changed to a snow tubing only facility. Honestly I think it's a great iblowing rock real estatedea for them to cover that niche. With 4 ski resorts in a small radius I think it's smart to do something different with one of them. I'll give a full report after I go there and check it out for myself...I can't wait!

There's plenty going on this time of year and it's a great time to visit. Choose and Cut is really big in the High Country. It's a great way to spend a day or weekend with the family. Come up, get a tree, have lunch at one of our eclectic restaurants and check out downtown Blowing Rock or the Shoppes on the Parkway outlets for some unique Christmas gifts. It's such a beautiful time of year here. Come and take advantage of it.

LIfe in Wintery Boone in a Good Financial Market for One and All!

This winter is predicted to be a cold and snowy one. Good news to all the local Ski Slopes and skiers. Me? I prefer ice Skating. Mostly on a sunny 32 degree day absent of wind. What can I say? I am a wuss! At least that's what my grandson says.

They have been making snow at Appalachian Ski Mountain, Sugar Mountain and Beech Mountain for a couple of weeks. We have actually had three snow storms this year too.

Things are actually beginning to pop around here. Phone is ringing and rates are dropping. Our home finance thru our company, Weichert Realtors, Weber Hodge Group is actually offering as low as 4.5% rates.

Unheard of. And I got an email yesterday which says Fannie Mae is soon to follow. Did I say buyers market?

We have several contracts right now and a few other buyers in the middle of their search. So yes, i have to say life in the Boone NC mountains is good.
