Bailey Springs is a newer neighborhood located in Davidson, NC. New construction and exisitng homes can be found throughout the area. A new community pool is scheduled to open in 2012.
As of my writing of this posting, homes in the Bailey Springs subdivision tend to be priced from $160,000 to $540,000. The Bailey Springs neighborhood is in Mecklenburg County, North Carolina.

When you think “Old Southern Charm”, you can’t help but think about Davidson, North Carolina. Brick sidewalks, shaded streets, and “The Harvard of the South” – Davidson College – define this area of Charlotte real estate. An extraordinarily friendly town, Davidson hosts a weekly farmers market featuring locally grown products, music concerts on the village green each weekend during the summer months, bicycle paths, and walkable communities where all sidewalks lead to downtown. Homes in Davidson, NC vary in style, from Craftsman style to Colonial, Tudor, Victorian and traditional styles, certainly in-keeping with the town’s quaint, college-town feel.
The historic areas of Davidson envelope pedestrians with tall, mature trees, and adorable little retail shops and bistros, all within walking distance. Newer, transitional style homes are more popular in outlying golf course and country club communities such as River Run. Davidson also includes a waterfront community, on Lake Davidson. A highway bridge (1-77) divides Lake Davidson from Lake Norman. Many boaters dock their boats at nearby marinas to access Lake Norman, as you cannot access Lake Norman from Lake Davidson. (Lake Norman is much larger than Lake Davidson, and more suitable for ski boats). Easy access to I-77 on exit 33 is also appealing for many homeowners in this area.

In October 2011 12 homes sold in Davidson, a 9.1% increase from the 11 homes sold in September 2011. October 2011 sales figures decreased 50% from October 2010 when 22 homes sold in Davidson.
The average sales price decreased 15.4% from $323,436 in September 2011 to $273,723 in October 2011. The October 2011 average sales price increased 5.4% from the October 2010 average sales price which was $259,779.
Average days on the market decreased 17.9% from 190 days in September 2011 to 156 days on the market in October 2011. October 2010 average days on the market were 166, a 6.1% decrease in market time.
Currently there are 172 homes for sale in Davidson. The average home is a 3 bed/3 bath home with 3,092 square feeet and an average list price of $474,290, up 5.6% from September‘s average list price of $449,289. The average days on the market are 168. 30 homes in Davidson are currently under contract, down 30% from September.

In October 2011 7 condos sold in Davidson, a 133% increase from the 3 condos sold in September 2011. October 2011 sales figures increased 133% from October 2010 when 3 Davidson condos sold.
The average sales price increased 25.9% from $157,333 in September 2011 to $198,143 in October 2011. October 2011 average sales price decreased 30.8% from the October 2010 average sales price which was $286,333.
Average days on the market increased 39.4% from 99 in September to 138 in October 2011. October 2010 average days on the market were 178.
Currently there are 65 condo/townhomes listed for sale in Davidson. The average unit is a 2 bed/2 bath home with 1,506 square feet and an average list price of $236,932, down 2.2% from September’s average list price of $242,242. The average days on the market are 180. Seven Davidson condos/townhomes are currently under contract, down 41.7% from September.

One of my son's favorite things to do is watching the Davidson NC Christmas Parade (Officially the North Mecklenburg Christmas Parade). Every year - rain, shine, sleet or snow - we go and watch the parade in Davidson. It's always a great time...but I'm having a hard time believing it's coming around again already!
The event is scheduled for December 3, 2011 beginning at 1PM. That's less than a month away from the time of this post - nothing says Christmas like "Oh my gosh it's here again".
All kidding aside, this North Mecklenburg county tradition is one to attend. You'll see:
