The fountain on the deck outside our MoonDancer Realty office makes the whole square of shops in Cannon’s Corner feel very special. It’s an entertaining spectacle - we hear it gurgling like music, in the summer it makes us feel cooler and the vision of the water falling from the top can be mesmerizing.

When someone tells me they understand a concept, I tend to believe them. When they tell me they are in a certain price range or that they’ve settled on a geographic area, I tend to believe them. When they tell me they’ve decided on their criteria for their real estate purchase, I tend to believe them. Thankfully, most of the time I’ve been told the truth. Once in a while though…
It isn’t unusual to “meet” potential new clients by email and phone long before you see them in person. Therefore, it is pretty important to have a good method for explaining the Agency Disclosure and Buyer Agency concept without the benefit of a face to face contact. We have a great track record of having prospects become clients and those clients really appreciating the benefit of Buyer Representation.
When I got the notification from our website that someone was interested in one of our listings, I followed up on it immediately. The prospect said all the right things. Thanks for getting back with him so quickly. He understood that I needed to present the Agency Disclosure to him and he’d been through it before. He was glad he’d contacted someone who was an experienced Buyer Agent…he was looking for someone to be their Buyer Agent…blah blah blah. I explained that we could have a verbal agreement until he got to town and we would take care of the actual paperwork when he got here. Fine, fine he said.
Sure, he was fine until he arrived in town and discovered that I actually meant what I said and there would really be a written Buyer Agency Agreement to sign. An actual commitment to each other. The same concept we’d reviewed and he said he understood by phone and email.
So I did what we usually do. I emailed listings that matched exactly what they said they wanted. I should have been suspicious when 19 out of 20 were dismissed. Finally, they settled on two houses they wanted to see. I made the appointments and printed out the paperwork…
Nothing weeds out the non-serious buyer like a good old fashioned contract. Now, it turned out that these prospects were exploring a half dozen different areas in the country before purchasing a vacation home. Uh huh. Been there, done that.
We do not ride people around show property unless we've been retained as Buyers Agents or Dual Agents. So, they were surprised when I suggested that I cancel our appointments for the day until they figured out where they wanted to be and who they wanted to work with. They left but not before they told me they’d call later that day to let me know what they decided. When someone tells me they’ll call later, I tend to believe them. When will I ever learn?

There are so many people who are asking for news about the homeless black labs of Dillsboro.
Hogan and Riddick went to the vets today for a heartworm check - it was negative. They are big boys, Riddick weighs 73 pounds and Hogan is 68 pounds. The vet and the vet techs all fell in love with them. No one can believe how beautifully behaved they are.
Before we took them to the Animal Hospital of Waynesville, we let them run in the yard. They are unbelievably fast and playful! It wasn’t easy getting photos of them in motion, but I thought you’d enjoy seeing them off their leashes.
So far no takers, but we are keeping their story out in the open. They need to go to a new home together, there must be a fenced yard, away from busy roads and whoever adopts them needs to be able to afford good food and regular vet visits.
It will be a lucky family who gets to adopt Hogan and Riddick. They are easy to fall in love with.

How could we forget our own anniversary? Especially our first anniversary? Just busy working I guess!
We are so proud and thankful to announce the news that MoonDancer Realty celebrated our first anniversary on November 10, 2011. We couldn’t be happier with our success, our location, our Office Manager and our clients.
We’ll mark our calendars so that we don’t miss next year’s anniversary, lol. We only remembered this year because we needed to renew the E&O Insurance. Maybe we should even plan a party! Want to come?

“Maybe my thinking is wrong”, began the conversation. I’d called a potential listing at the request of a personal friend. He’d told the seller we would tell him the truth. The seller has already had two agents. His theory? If his house hasn’t sold during a six month listing period then he hires a different agency. His reasoning is he believes new listings magically erase the days on market.
Not so much !
There are many ways to search for listings nowadays and just as many ways to find out everything an agent or a consumer needs to know. Agents can easily type an
address into “History Search” and find out everything they need to know about how long a listing has been on the market, how many agencies have had the listing, when photos or descriptions were updated or how often the price has changed.
Consumers might not be able to find out ALL details, but they aren’t dummies. They recognize addresses and photos. Sellers aren’t fooling anyone by switching agencies so their listing always appears “NEW”.
If sellers would look into a mirror they might see the following reasons reflected back at them as valid for changing listing firms:
It’s kind of like cheating on your spouse, getting divorced, cheating on the next
spouse, getting divorced…pretty soon you’ve got a pattern going that just screams out “don’t trust me - I’m not the relationship type”.
Sellers, do yourselves a few favors:
