A big surprise awaits the open minded buyer looking for low maintenance living. On Elm street just past Wendover Avenue (north of downtown) you'll find Country Club Condominiums, a collection of historic buildings offering 1 & 2 bedroom units for under $130,000. The community boasts a large striking courtyard with classic style chairs and tables, and charcoal BBQ stations. This creates an elegant park-like setting, surrounded by a stylish black security fence complete with locking gates. The appearance of the conveniently located community is very appropriate for its upscale urban surroundings. Inside, space is a premium, with very little wasted. The cozy feeling is created by the parquet style wood floors and the massive structure of the buildings. The floor-plans are neat, featuring galley style kitchens with granite, tile floors, and retro black and white baths. The one bedroom model features an unusual (for our area) washer dryer unit, that is, one unit that does both (not and over under, a single door unit that washes first and dries later, with no unloading and reloading). You'll find spacious bedrooms and bright classic windows. There are many efficiencies to this type of lifestyle, both financial and maintenance. If you are considering an apartment or condominium, or even a townhome in the Triad, be sure not to overlook this unique option. Country Club Condominiums is on the national register of historic places, so taxes are very low. The HOA is reasonable for all that is included, and on the whole the prices seem reasonable for such an upscale option and urban location, close to parks, shopping, downtown, State Street, and Wendover Avenue. Don't miss it! Find them at www.countryclubcondos.net.

Ten days ago, I wrote a blog about why December is a great time to list your home for sale. Now, I am pleased to report that our listing at 105 Irving Park Court, Greensboro, NC is under contract, after only 16 days on the market. Congratulations to these happy sellers who are glad they ignored the naysayers and decided to list their home just before Thanksgiving.

Welcome to Greensboro Country Club the at the center of Irving Park. These pictures show just a small part of the golf course that runs through the heart of Irving Park. Just minutes from downtown Greensboro Irving Park has and is the premier neighborhood in the area. A mixture of small estates, magnificent homes, and even some modest smaller homes.
I just love the colors this fall on the golf course. The homes here range anywhere from approximately seven million to as low as five hundred thousand.
So if you want a rock solid value in a prestigious neighborhood WELCOME HOME!

I live and work in Irving Park here in Greensboro, North Carolina and truly love the feeling and serenity of a well established solid neighborhood. A peaceful setting nestled around the Greensboro Country Club just minutes from everything. This is a place where we all walk our dogs, go running, walking, or biking on all then slow paced wide streets and greenways with fantastic homes all around.
When most everyone else has seen some drop in home values we have escaped the turmoil that seems rampant in most major metropolitan areas. The homes here in Old Irving Park are mostly older homes that stand tall an proud on large well maintained lots. These homes range from stately manors whose value is in the millions to extremely nice smaller homes as low as in the $200,000 arena. I have seen the value of these homes hold steady and also increase over the years and do not every see that changing. Irving Park has the convenience of all the shopping you could need or want. Not five or so minutes away are The Shoppes at Friendly Center with all new high end shopping has joined forces with the adjoining Friendly Center and well established venues that are already there. Our favorite movie multiplex is there The Grande and it is by far one of the largest and cleanest in the area.
So where else should you be? Just like a rock solid blue chip stock shouldn't one of your largest investments by in a home that is just as solid of an investment. Well, even the New York Times agrees that Irving Park stands alone like so many other premier neighborhoods.
So whether you are buying or selling make sure the agent you pick has a passion for "your neighborhood". That way you know your investment is safe and in good hands.
