One of my favorite neighborhoods here in Greensboro is Kirkwood. Kirkwood is a historic neighborhood in central Greensboro that borders the Old Irving Park neighborhood. It is a highly desirable neighborhood featuring cozy homes with top quality construction, low maintenance exteriors and fully landscaped yards. There are approximately 300 homes in the neighborhood, dating back to the 1940s.

Kirkwood, Greensboro, NC real estateKirkwood Park is a 4.4 acre park run by the city with playground equipment, a natural area and basketball courts. The neighborhood is only minutes from downtown Greensboro and Friendly Center yet it maintains its quiet, quaint character. The prestigious Greensboro Country Club is within walking distance. Kirkwood has a Friends of Kirkwood community organization that sponsors neighborhood events and a neighborhood watch program. Kirkwood is famous for its Fourth of July parade, when children and adults are invited to decorate their bicycles and trikes in patriotic colors and ride them through the neighborhood.

I live right next to a vibrante little neighborhood made up of classic little bungalows and homes that are usually at least 50 years old. This neighborhood has homes under 2000 square feet that are commanding prices of up to $240,000! Now of course for that price the homes have been totally redone with all new kitchens, bathrooms and additions. I presently have buyers that are looking for a classic home in an older neighborhood such as Kirkwood. Now within Greensboro, NC there are several of these classic older neighborhoods. Kirkwood is just one of them. Kirkwood is though on the lower scale price wise of an older established neighborhood.

Now I have been pulling all the old comps for the neighborhood and have found that the market prices for these homes have been rising. Now while the homes have been getting improved what I am finding is that the good ole fashioned economics principle of supply and demand is driving most of this. With such a small neighborhood there is limited supply. Henceforth the demand spikes. Well, we are presently negotiating with a for sale by owner and moving closer and closer. The homeowner has done their homework but, my buyers have me to do theirs. They know this is a buyers market so they want a "deal". It is my job to get them that deal. Now of course I have asked them the classic question of are they ready to walk away from this home? That is one of the issues. We have already come up past their previous ceiling. So I am going to take them to some more homes in the area just to keep everything in perspective. I will let everyone know.

One of the older solid neighborhoods in Greensboro is called Kirkwood. Near the center of town right beside one of the premier neighborhoods (Irving Park) Kirkwood is centrally located to be close to shopping and major roads to the airport. The interstates are not far either now with the new loop going in around Greensboro. Then neighborhood itself is just like the close knit communities of long ago. Where everyone feels safe and walk the neighborhood with the children and pets at all hours. They have parks where children play daily and you can walk the streets and see welcoming familiar faces everyday. It is not uncommon to see many a home with white picket fences. Large yards with families even sitting out in the front yard to wave as their neighbors walk by. You see nice Adirondack chairs with outdoor fire pits in the front yards. I have had a number of clients past and present want to be in this neighborhood. After all how could you be afraid of your housing values when if you cross West Cornwallis Drive (the border for Kirkwood) you will run into the multi-million dollar homes in Irving Park.

The homes do not look overwhelming but, they command prices in the $200,000 dollar range easily for homes under 2,000 square feet. Of course these homes are wonderful older homes with many, many updates. Most have of them have been totally renovated.
