Year-over-year declines in national home prices have stabilized in the 10 percent to 11 percent range, but price declines are accelerating when inflation is taken into account, according to a new analysis by First American CoreLogic.

Home prices have declined dramatically since 1/1/09; Our market is moving, people are buying. But wait; sales are up 6.5%, inventory is down 30%, are we headed to a home inflation?
Recent studies predict we could see the effects of a inflation by 3rd quarter. Also interest rates are predicted t be back up to 6.5% by 4th quarter. I truly believe knowing my market as well as I do the best deals are being made between now & July. After that I currently agree with current predictions that we will see a bit of inflation.

One problem I've had in my local market is sellers chasing the market down. Some complain about there home not selling but refuse to price the home within the current market.
For a while most sellers were just in denial thinking the market would come back overnight & be stronger than before. Now most have or are coming to realize the situation & that it is a big dream to think the mrket will pop back.
Now what I am able to acomplish is regardless how high the price I am seeing sellers come down to low prices afraid of losing a now rarely seen quailified buyer.
It is very common to buy a home now at 30% less of th asking price. Is it bottomed out? Based on past figures what I can see we are beginning to get back to 2003 prices which will begin to level our local market out.
